I noted the 28% reduced player injury rates in stadiums using natural grass versus artificial turf. Still many questions surround the Brook Park Cleveland Browns football stadium project and the hope for a new dome fitted facility loaded with high tech gadgetry, ample parking, retail shops and cafes located just 22-minutes South of downtown Cleveland, Ohio. The cost to build a new football stadium at Brook Park is estimated at $2.5 Billion. While a renovated stadium staying at the current location along the waterfront in downtown Cleveland is estimated at $1.2 Billion. Although most agree creating a new multi-functional dome stadium to host events such as live music concerts, trade shows and professional conferences year-round could add significant economic benefits for Greater Cleveland, Ohio. And The Haslam Sports Group, owner of the Cleveland Browns has acquired the 176-acre Brook Park property in Berea, a central location, close to the Hopkins International Airport with an existing high traffic infrastructure. Local CLE Take: Browns Stadium moving off the lakefront is the best thing for the city of Cleveland and Northeast Ohio. Ideally, the stadium would be rebuilt on Scranton Peninsula, driving further infill development along the river, in the heart of the city. But since that doesn't seem possible, the second best place is in Brookpark. 1) The opening of the lakefront in the heart of the city will drive massive residential and commercial development. This must be a priority. 2) While the emotional loss of the "muni-lot" lore and restaurant traffic will be a tough pill to swallow, the reality is: Browns' stadium drives 10-15 days worth of business to downtown. Replacing that with year-round, sustainable traffic from a revitalized lakefront will dwarf this in 5 years. 3) Even though Brookpark is a different municipality, its direct proximity to the municipally owned Hopkins Airport will create a MASSIVE opportunity to drive much-needed improvements to the functional layout and operation of a major regional asset. Major civic investments like this are a regional opportunity. City and civic officials should not view this as a zero-sum game. CLE stands to gain massive value and finally rectify poor planning decisions that have blocked access to the lakefront. One popular commercial real estate trend we’ve been watching closely —and been involved in —is stadium anchored mixed use development, which is when professional sports teams or colleges build new stadiums and nearby commercial real estate districts and maintain ownership in the real estate to generate revenue and help finance the stadium. Here in Chicago, four of our hometown sports teams, the Chicago Bears, Chicago White Sox, Chicago Fire FC and Chicago Stars FC, want to build new stadiums and surrounding mixed used districts, while our Chicago Bulls and Chicago Blackhawks plan to develop a $7 billion entertainment district near their shared stadium, the United Center. Green light for Jacksonville Jaguars ‘Stadium of the Future’ Jacksonville City Council has voted to approve the Stadium of the Future deal between the City of Jacksonville and the National Football League (NFL)’s Jacksonville Jaguars. The 19-member council approved the projected $1.4 billion renovation by a 14-1 margin with two abstentions.?The stadium deal must be approved by?NFL?owners at their fall meetings in October. The agreement marks a critical step in a process that the?Jaguars?have worked toward for at least four years. The agreement will see the Jaguars and the city contribute $625 million each to the project, with the stadium undergoing major renovations. Work will get underway in 2026. The renovation will transform?EverBank Stadium?into a modern, state-of-the-art facility. The Jaguars originally announced plans for the renovation in the summer of 2023. The?Jaguars?said in a statement: "We’re excited that the City Council has approved this historic agreement that will keep the Jaguars in Jacksonville for decades to come, enhance the fan experience for NFL and non-NFL events, and provide a springboard for downtown growth starting with the completion of world-class riverfront parks. "The other portions of the community benefits agreement represent a once-in-a-generation opportunity to improve the quality of life for citizens across Jacksonville. We remain committed to working with the City Council to pass those pieces of the package when they return in July." Shad Khan, Owner, Jacksonville Jaguars, said: "The belief and determination of Delores and Wayne Weaver to make the Jacksonville Jaguars a reality more than 30 years ago was reaffirmed today by the leadership of Mayor Donna Deegan, her team and the Jacksonville City Council.
