???Since early 2024, Amazon, the largest warehouse tenant in North America, has signed at least six leases exceeding 1 million square feet each, on par with the total for the entire year of 2023. ??According to data from the commercial real estate information platform CoStar, Amazon is reducing the surplus warehouse capacity accumulated during the rapid expansion period of the pandemic. This year, at least 930,000 square feet of industrial space has been listed for sublease, while 11 warehouses totaling 1.7 million square feet have been put on the market for lease. ??Despite this, Amazon's average listed space for direct leasing or subleasing in 2024 is 130,000 square feet, suggesting continued growth in its distribution network, with closures of smaller, less efficient facilities. ??Amazon's preference for larger, more efficient spaces was evident in March with the signing of three ten-year leases in Phoenix, Arizona's West Valley. These include 1.2 million square feet at The Cubes by CRG in Glendale, 1 million square feet at Paloma Vista Logistics Center, and another 1.2 million square feet at Prologis 303 Business Park, all boasting 40-foot ceiling heights suitable for advanced robotics. ???Additionally, Amazon secured two substantial leases in California: one for the Agua Mansa commercial and logistics center in Ontario Ranch, spanning 1 million square feet, and another for a 1.2 million square feet property in Stockton, just an hour's drive from the San Francisco Bay Area. ??As labor contracts for dockworkers at major port areas are due to expire in September 2024, with the looming threat of strikes and supply chain disruptions, Amazon's expansion in Southern California and Arizona is viewed as a proactive measure to avoid potential labor conflicts. Amazon.com Inc. is preparing to begin construction on a last-mile delivery station in Round Rock, Texas, with work scheduled to start in September on the project valued at $73 million. Located along County Road 172, the new facility will include a 141,360-square-foot warehouse designed for package sorting and distribution within a 50-mile radius. Amazon acquired the 193-acre property in 2021 and has plans to develop it in phases, starting with the northern portion for the delivery station. There is also potential for the southern part of the property to be used for a data center and possibly a larger distribution center, akin to Amazon's facility in Pflugerville, although these plans remain preliminary. After encountering a pause in 2022 due to an oversupply of distribution space nationally, Amazon revisited the project with city planners last year. The revised project proposal now includes up to 200 new jobs and aims to address local community concerns by implementing measures to reduce noise, light pollution, and traffic impacts. This project is part of Amazon's broader expansion in the Austin area, where the company's workforce has grown rapidly. Amazon has started leasing warehouse space again with gusto, inking six deals of more than 1M SF so far in 2024, as many leases of that size as the company signed in all of 2023. In the first quarter, Amazon leased roughly 6.5M SF, well ahead of the 2M SF the company put on the market for direct or sublease in Q1 and the most of any quarter since it took more than 8M SF in Q1 2022.Amazon's recent leasing activity seems to point to a turnaround for the online retail giant's industrial absorption, which it paused after a flurry of leasing in 2020 and 2021 in response to a pandemic-era spike in e-commerce demand.Amazon was taking down so much space because it was fueled by the pandemic.Now business has stabilized and they're evaluating and still adding space where it makes the most sense. Amazon is still closing some of its smaller facilities with more than 100 of them up for sublease or direct lease since 2022.
