The two things to watch for that might be headwinds are first what Pete identified, right as a mortgage industry, we rely on a lot of the plumbing for our industry that's at federal agencies and those agencies are diminished. It's very likely that making loans may be more difficult. The last piece is of course the macro environment, right? If we see tariffs that result in high lumber costs or you know components for home building getting much more expensive, this will obviously create a drag on affordable home ownership for new homeowners by raising the cost of housing construction. So I sort of look at it as one very positive tailwind, a desire for more affordable housing and potential headwinds around cutting things that are vital to our industry or or a macro environment. It's not conducive to first time home buyers.
