My name is Hugh Williams. I'm the cofounder of Quill Merchant Advisors. It was important for Quill to host this event with you, Elijah and list for yield today for one simple reason, I'm a minority in real estate. I've grown up in real estate and one thing that I've seen throughout my career is a lack of a pipeline of not only minority service providers, but minority developers. And when you take a look at who makes the most impact throughout the world in the in real estate. Has been developers and we need to build a pipeline of developers or people of color and women who are investing in developing in the communities that we Live Today. We had representatives from both a seasoned developer cohort and the emerging developer cohort being able to listen to what people are doing on the emerging developer side and we all come together to be able to talk about how can we be better going forward on a 2.0 standpoint yield. I knew right off the bat would immediately put me in a position. Where not only would I be able to assist others, but I would be able to be assisted and I would find or have a community of individuals who have that knowledge that I'm seeking as a professional tennis coach. Every hour I'm telling somebody what's wrong or how they could improve. And so I think from a yield standpoint, I have very thick skin and what is really helpful for me to put my deal up on the board and say, A, you need to finance it this way. B, you need X amount of dollars in free money. If this deal doesn't pencil or C, have you thought about this? Right. And I think that criticism you help the developers go back, sharpen their pencils, maybe redo the capital stack. So the deal is not only financeable by bank, but also financially by some of these private investment funding. It's really challenging as a developer to identify and and know what all those resources are. And so I've learned a lot from the cohort about, you know, where professionals like myself in the industry need to. Be proactive in connecting with developers to helping identify and explain the different options that are available. Just an opportunity to learn from experienced developers. Process of capital formation, ways to access capital in the most efficient way. Whether there's programs that we can leverage or or community based or CDF I's that can help accelerate. Call it that capital access process. Development in and of itself is an entrepreneurial sport. You're going to have to do and touch and experience every portion of the work that you you do. Yield is where I found those people doing those things who can give me the components that make what I do in the community that much easier to do. Because I'm surrounded by these individuals who have that knowledge base and understanding. They're giving me the pieces of the puzzle. I can put it together and execute the people who are really. Committed and really gonna be successful developers are still here five years later. And so it's good to see the success, right, and the satisfaction of some of the people in the room having projects that they've dreamed about really be able to come to fruition and really discuss the next chapter. It really becomes something beyond you. It becomes something that how do you create and give back if I'm in the company of good people and they're doing those good things for good reasons and I have them as a tool or resource. I'm going to be there, it's inevitable because they are there and they have invested in me. So what I have to focus in on now is the process, the journey and making sure I'm doing the things that they expect me to do to get to that level.
