?? ??? Meet Edmonton’s tallest condo tower! In the ICE District’s core with stunning River Valley views, Encore Tower is hard to miss. This mixed-use development stands tall at 138 metres with 179 suites. ?? ??? ?? RJC worked hard to oversee the structural engineering & building science behind this exciting project for the community. The site was small, so building up into the sky was a solution. A slender tower with a cross-shaped floor plan makes it possible to max out the number of suites allowed in the area. ?? It also means we got to take advantage of sweeping city views & natural light, all while lowering building mass. Expansive views in every direction come to life with lots of glazing. ?? ?? The impressive structure is made with reinforced, cast-in-place concrete. ?? Fun fact: The raft slab at the bottom of Parking P6 called for roughly 2,500 cubic metres of concrete alone! Then, RJCers levelled up the design’s efficiency by using beams at Level 4 to transfer the parking column grid into a residential column grid. In construction, the formula should be simple. Ease of Build = Speed of Build. Constructing your building with an insulated solid wall construction method like #ICF adds up: ? Stack the blocks on site to create the wall (they interlock so no need for mortar) ? Build the wall in stages - usually to first-floor height initially but check with your supplier. ? Pour the concrete into a hollow cavity ? Once set, build the next stage of the wall and keep going until you reach full building height ? Complete the build. ?? Cavity walls incorporating metal ties have been in use since the 19th century. They are common in dwellings built in the early part of the 20th century and large numbers of such houses were built during the building boom of the 1930s. Since 1950 the cavity wall has become the standard form of construction for housing and buildings of a similar scale. *** THROWBACK THURSDAY *** As we're in the thick of industry awards season, we thought we'd look back on a previously nominated project - Cumberland Place, a #student #accommodation block in #southampton, consisting of Gebrik #brickslip #cladding, Metal Technology Ltd windows, louvers, curtain walling, aluminium composite panels and PPC aluminium. Completed in 2018, this 12 storey building is a fantastic example of industry collaboration, teamwork, resilience and client-centric thinking. It was not without its complications though! T&T Facades was awarded the contract just prior to the Grenfell tragedy. Having already submitted a fully compliant and tested solution, post Grenfell every aspect of the project went under intense scrutiny, resulting in a total re-evaluation of the specifications on every element of the cladding build-up, also needing to anticipate likely legislation and regulatory changes.
