?? Exciting Progress in Black Homeownership Initiative! ?? The "3by30" housing goal is making significant strides in increasing Black homeownership rates to unprecedented levels. Despite the progress, there's still more work to be done to address historical disparities. Key developments include: ? Special purpose credit programs by lenders ? Forbearance and loss mitigation programs ? First-generation down payment assistance ? Expanded underwriting criteria ? Zoning reforms ? Increased availability of grants and low-cost home loans Not only does boosting Black homeownership benefit the community, but it could also potentially grow the U.S. economy by $5 trillion over the next five years! ?? Closing the homeownership gap is crucial in addressing the nation's wealth gap, as homeowners have 40 times the wealth of renters. It's time for bold, aggressive action in housing policy to overcome the legacy of discriminatory practices and create greater wealth and opportunity for Black communities. ?? In today’s housing market, generational wealth plays a pivotal role—one that Black Americans have historically been prevented from building. A recent experience with a client illustrated this disparity in action. When we submitted an offer with a 5% down payment, the white listing agent questioned the client’s ability to afford the home, an assumption rooted in both racial perceptions and the gap in wealth that exists due to decades of discriminatory policies. For Black homebuyers, the impact of racial wealth disparities often means fewer cash purchases or lower down payments, as generational wealth is a resource many Black families haven’t had the chance to accumulate. In contrast, those with inherited wealth or access to family funds are often able to offer 20% or even full cash down payments, bypassing many barriers in the offer process. Despite these challenges, we’re witnessing a shift: more Black homebuyers are pushing past these narratives, determined to break the cycle and create wealth through real estate. Homeownership remains one of the most impactful ways to build generational wealth, and each purchase is a step toward financial empowerment. It’s time to reshape the conversation around wealth, equity, and opportunity in real estate. Homeownership should be a path to empowerment for everyone, and we can work toward a future where equitable opportunities are the standard, not the exception. ?? Here is the newly released State of Housing in Black America for 2023. The National Association of Realtors began these reports in 2013. It's nearly 100 pages long so I'm still working my way thru it. But after gains thru the 20teens & declines during the pandemic, the interest rate hikes of 2022 were devastating. For perspective, Black home ownership peaked in 2004 at almost 50% & is currently 45%. The gap between Non-Hispanic White & Black ownership was 23% in 1970 & rose to 30% in 2022. https://lnkd.in/e_mzDSnH
