Some interesting thoughts regarding the bifurcation in demand and outcomes in US Office - essentially the “haves vs the have nots”. This divergence in demand is well known as it pertains to new construction and certain micro-markets outperforming. However there are also some material nuances with existing real estate - well located, efficient floorplates, a desirable window-line, sufficient slab heights, and fewer columns - can transcend the wave of obsolescence. Predicated on ‘basis’, this can provide a compelling ROI thesis to invest and transform some of these assets into relevant and desirable solutions at a more favourable price point for end users vs new construction

Over the last year I’ve seen an increase in the number of enquiries seeking advice on how to better utilise industrial space. Whilst SPACE are best known as workplace design experts, creating desirable, high performing office environments, many do not know that we’ve been designing industrial premises (as well as offices) for 27 years. Take a visit to Westhill, Altens, Tullos or Dyce and you will see numerous new build industrial parks and buildings we’ve been involved in over the last 20 years. What is perhaps less obvious is the number of projects that have been undertaken for occupiers with existing industrial space whose needs can be affected by a number of variables. Such as: ·????????growth ·????????acquisition ·????????new product lines ·????????new processes or service lines ·????????contract wins ·????????acquisition One of the largest drivers for change right now is consolidation of premises, with the reduction in occupied buildings and the associated costs when operating from multiple sites. In all cases, our industrial design team spend time working with clients to observe and gain an understanding of their businesses to ensure operations including workshops, yards and stores are planned and laid out in a way that is aligned to the needs of the business. However, a significant 78.3% of this new space is still available for lease. ?? Industrial Market: The industrial sector is leading the way with 6.1 million SF under construction—2.5% of total inventory. 62.7% of the under-construction space is available for lease, which bodes well for the industrial pipeline. This indicates that significant preleasing is taking place. ??? Retail Market: Retail development is the most constrained, with 350,000 SF under construction, just 0.4% of total inventory. When I was a research director at a REIT, if the under-construction pipeline exceeded 2% of total inventory, the market was at risk of being over-built. When we work with clients on relocations or redesigning their warehouses, they are often left with perfectly good racking that doesn’t fit the new premise or layout. For our customers, Eden Office, this happened when they redesigned their warehouse in Auckland. After being selected as their preferred racking supplier, we proceeded to our discovery phase, working with the client to design a fit-for-purpose storage solution that would fit around their business. Once this was finalised, our team inspected and dismantled the existing racking, bringing it back to our warehouse to add to our used racking stock. This created a clear space for efficient installation of the new racking design and gave Eden Office some additional funds toward their project!
