Latest development in Carlisle. This was an old restaurant that was left in a really bad state after the tenants moved out. So we took it back to brick and it will become 3 2-bed flats. We’ve got off to a flyer with it and so excited for the final product. If you’d like to know more about how you can get involved in projects like this with us then shoot me a message. Always looking to work with serious partners that want to build long term working relationships. #propertydevelopment #investingtips

The Orlando City Council voted early this week to update and make more permanent changes to the downtown parklet program. The program started in 2020 amid the COVID-19 pandemic, allowing restaurants and other businesses to offer outdoor seating to combat the spread of the virus, and was updated in 2021. Funded by the Community Redevelopment Agency, the program lets restaurants and other businesses use parking spaces and large sidewalk areas to host guests in an indoor-outdoor operational area. The city council unanimously voted Monday, ahead of the July 18 expiration of the current version of the program, to approve updates to the program to help move away from temporary fixtures and toward more permanent, safer solutions. Changes to the program include new rules and a review process for establishing different types of parklets, rules for removal of parklets and updated safety requirements. #RedevelopmentWorks #Redevelopment #FloridaRedevelopment #MyFRA #FLRedevelopment #orlandoCRA

In today’s challenging economic and regulatory landscape, are mom-and-pop brick-and-mortar restaurants becoming a thing of the past? Unfortunately, for many small business owners, the answer seems to be "yes." In markets like Des Moines, Iowa, three major hurdles have emerged as red flags that kill restaurant deals and place financial strain on independent operators: 1?? The Grease Trap Issue Many older properties either lack a grease trap or have one that doesn’t meet current code requirements. Installing or upgrading these systems can cost tens of thousands of dollars, creating a financial barrier for small operators. 2?? Outdated Hood Systems A compliant hood system is essential for ventilation and fire safety, but older properties often require costly upgrades. These expenses, along with delays in opening, add further strain. 3?? Loss of Grandfathering After 6 Months of Vacancy (City of Des Moines Proper). DOES NOT apply to surrounding communities. In the city of Des Moines, properties vacant for over six months lose their grandfathered status. This triggers the need for modern zoning and code compliance, often requiring expensive renovations and new site plans. For mom-and-pop restaurants, these obstacles often mean the difference between opening their doors and walking away from a new business venture. Unlike national chains with deep pockets, independent operators face razor-thin margins and limited capital. ?? The Financial Reality Grease traps: $10,000–$40,000+ Hood systems: $15,000–$50,000+ Renovations for lost grandfathering in the city of Des Moines: Tens of thousands of dollars What’s the Result? Many would-be restaurateurs are priced out or forced to settle for less-than-ideal locations. Meanwhile, larger chains dominate the market, and the unique flavors and experiences of family-owned eateries are at risk of disappearing. ?? Can This Trend Be Reversed? ? Policy Reform: Tax breaks or grants for small business property improvements. ? Education: Resources to help restaurateurs navigate permitting and compliance. ? Community Support: Choosing to dine at family-owned restaurants to create demand and encourage local investment. Mom-and-pop restaurants are community hubs, rich in culture and connection. But without proactive measures, they risk becoming relics of the past. #iowa #desmoines #restaurant
