Construction isn’t simple. It’s inherently complex. So any tool that can help identify issues and create solutions efficiently. Enter Procore. ??Procore is our primary tool for distribution of projects to our subcontractor base. Through it we can customize our bid sets - what trades a certain project will need and which subcontractors we wish to invite to bid within each bid set. On competitive bid projects we may cast a wide net, asking for bids from a large number of vendors, while on others I may invite a select list. Procore gives us that opportunity. ??Through the invite the subs are given access to all of the documents pertinent to the project (drawings, spec sheets, Geotech reports, etc.) and from those documents they can then evaluate and present of value for their trade work. ??We can also track their participation – let's say we have sent them 15 invites but they have only provided a number on 2 of those. We can track that. Some companies are set up better for certain projects so using this tracking we can pinpoint what projects may be more suited for them. ??Through the bidding process we can also track who has indicated they will be bidding and who will not be. This allows us to see where we may have holes to fill prior to the subcontractor bid date as well as see who has actually downloaded the documents (a usual indicator whether they have an interest or not.) ??Another tool we use during the bidding process is the ability to send out correspondence which instantly notifes the sub base of additional information we have received and have included in the documents (an Addendum, a clarification, a change to bid date are examples.) That way they have all of the updated material at their disposal. And we know exactly when it was distributed and who looked at it.
