Turning a house into a HMO can feel overwhelming with all the compliance requirements ????. We often get asked for advice from those just starting out. So, in a few words, here's what you need to know ?? : Your local council's amenity standards will guide you on room sizes (bedrooms and communal space) ???, kitchen space (storage and workspace) ??, toilets ??, bathrooms ??, sinks, cooking facilities—the list goes on ??. Then there's the Lacors document, Housing Fire Safety Guidance ????, which covers everything you need to know about fire safety and systems for your type of property. Make sure you check the necessary planning for the property, especially if it's in an Article 4 area, and apply for a change of use accordingly ??. Lastly, you'll need to pass the fit and proper person HMO policy ?. We made our share of mistakes when we started with HMOs a few years ago, but every error was a learning opportunity ????. So, what advice would I give myself now? Invest in help from the council or someone more experienced to guide you through your first one or two HMOs.
