The project included over 149 affordable housing units spread across three properties: Culver Manor, The Ardsley Building, and North Clinton Lofts in Rochester, NY. We are partnering with co-developers Rose Equities. and Garden Communities on the Torrance Del project which will 272 units of new housing, including 27 affordable units, to Torrance, CA. The design draws on classic Southern California courtyard housing with a village-like plan of linear buildings framing courtyards running north-south through the site. Considering Torrance’s multi-cultural community, a rich program of places for social interaction will go well beyond the typical housing standard for the region. Residents will have access to social and amenity spaces surrounding a communal pool area, in addition to outdoor gathering places distributed throughout the site’s courtyards. Layered over a continuous parking podium, landscape treatment is lush, offering a tempered outdoor environment. The first level of the garage, which is semi-subterranean, also includes over 10,000 SF of co-working amenity space which can be converted to other uses in the future. This week marks three years since the collapse of Champlain Towers South and the deaths of almost 100 occupants. If we are going to incentivise high rise strata schemes with #TODs we must 1) ensure they are built properly (kudos to David Chandler OAM?for his work) and 2) institute regular GOVERNMENT inspections. We know unequivocally, that despite clear, statutory obligations to repair, many schemes do not do work, even basic maintenance like painting. Maybe they don't understand, maybe they don't care or maybe they genuinely cannot afford it, but a system that relies solely on lay people to manage complex high rise infrastructure will not work.? It's pleasing to see support for the new Medium Density Codes recently announced by the State Government and?John Carey MLA recently. From all accounts, the feedback to Government was a coordinated approach by many Industry groups which has led to the reintroduction of these revised codes. The new Codes and other policy improvements will come into effect in early March, including the removal of minimum lot sizes for ancillary dwellings. This is a great outcome for West Australian homeowners, architects, developers and builders who work in the medium density space including Townhouses, small lot developments and Micro lots! These changes will go a long way to helping increase the delivery of diversity of housing appealing to a changing demographic as well as building more homes. The planning permission landed yesterday for this site within Walsall MBC. A surprisingly challenging application given the land supply situation and numerous permissions granted across the authority for similar developments. Despite responding throughout the application with solutions, officers still found this scheme unacceptable - finding harm because in their view the scheme represented inappropriate backland development. We presented at committee in April where Members ultimately voted to approve the application contrary to officer recommendation. During the debate we were asked whether this site was a backland site; the question perhaps suggesting that the very principle was harmful. We explained that it was absolutely a backland site but that was not the question that should be asked. The question is one of harm and planning balance. We explained that for many reasons harm did not arise and the planning balance tipped firmly in favour. We're really pleased with the result for our client Levison Rose Homes and look forward to seeing the build come on line. Modular housing is a type of housing usually built in sections or ‘modules’ and then transported to where people want to live - usually on big trucks. It’s used across the world - and we’re trialling it right here in NSW. Because they're built in factories, building timelines aren't affected by weather and they can be built very quickly without losing quality. This is on top of our commitment to to make a pattern-book for medium density housing across metropolitan Sydney. Architects will be able to pick from a set of pre- approved building plans to bypass arduous approval processes - and get us more housing quicker. Everyone deserves the right safe and secure shelter, and we can't afford to wait. This is just one way of how we'll get there.

#modularbuildings can be cost effective, environmentally appropriate and aesthetically appealing (not like this example). As with any mass produced product it takes time and prototyping to bring a product to market which is reproducible at quality, scale and speed. This iniative is timely and appropriate but we need the testing ground to make errors, learn and improve - or we will simply fail or produce product we are either proud of or chose as a home - only as a last resort option. How sad this would be. This is where government can lead and deliver verses setting unreasonable expectations of a generally juvenile marketplace. (Apologies to the good guys) Even better let’s learn from others. BoKlok (ikea) has a quality product producing homes quickly and efficiently throughout Sweden. Believe it not, what we want in a home is very similar to what the Swedes want. Australia has a history of modifying proven concepts to our needs. Approaches like this will save years of R+D and allow market ready beautiful homes suitable for our lifestyle, environment and price model to enter our market quickly and efficiently.
