Ottawa is mulling changes to its federal land policies and looking for ways to intensify the use of public land for housing, as it attempts to accelerate its strategy to create cheaper shelter options, reported The Globe and Mail. Choice is important and good for a #city, any city, but #attainable, #affordable and #accessible housing is very possible right now in central neighbourhoods with high frequency #transit to reduce dependency and the associated costs of a vehicle, with high #walkability #bike scores for #social interaction/ #physical and #mentalhealth and with relative richness of amenities and other #infrastructure already in place and paid for to use and support to ensure its future. Imagine the improvement in the look/feel of our #urban cores and mature #neighbourhods if we added 10-20,000 rental units of various types that would appeal to a wide spectrum of #Edmontonians.

Canada Mortgage and Housing Corporation (CMHC) Société canadienne d'hypothèques et de logement(SCHL)?released a survey of the main challenges related to Canadian housing in 2023, and here are the highlights: 1?? The occupants of social and affordable housing were most commonly seniors and families with children. This group also included single individuals and people with disabilities. 2?? The funding behind social and affordable housing was most likely to be provided by municipal governments. 3?? The rental costs for a two-bedroom unit went up 17% on average. 4?? Accessibility features were increasingly present, with properties with no accessibility features jumping from 60% to 31%. Here is yet another report on the dire shortage of housing -- in Texas, as well as most parts of the country. In my view, this report downplays the outsized shortages on the affordable segment of the housing market. Yes, we're building more (as fast as we can), but that is mostly for the upper-third of incomes. The supply of affordable housing, especially for those at 80% AMI or lower, is significantly lower than the demand for that housing. Federal, state and local governments need to reexamine policies which hamper housing development and need to implement programs incentivizing construction. National economic policies should aim to boost economic development with lower interest rates and tax structures, in addition to leading the reduction of industry-killing regulations. -- This is a serious problem! #affordablehousing #housing #regulation #zoning #housingconstruction #housingpolicy #economicpolicy

Mark Kenney, personally, I believe the issue stems from a lack of productivity and competition in other sectors. We have five (5) or six (6) major grocery chains, two (2) or three (3) major airlines, three (3) or four (4) telecom companies. They need to focus on creating a more vibrant atmosphere for businesses to invest in Canada. Investment will lead to better outcomes including increasing affordability through real wage increases. It doesn't matter what individuals pay for rent or housing at a nominal level - if real wages increase at a higher rate than housing costs. Government needs to stop using the financial and real estate industries as a red herring and as a political issue and needs to start incentivizing investment in assets that increase productivity and improve the real wages. They need to provide tax incentives and finance programs to help small and medium business owners increase operational efficiency in addition to programs like the CMHC MLI/MLI Select Programs.
