Aire Park is a great and comprehensive redevelopment, and The Tetley building is such an important part of that, bringing it all together. "A sensitive and minimalist approach is needed" to proposals say Leeds Civic Trust, and there's a balance needed with this; heritage harm versus public benefit, historic preservation versus feasibility and viability. There's concern about extensions to The Tetley building, but it's interesting that there's equal concern about the treatment of its interior features. It serves as a reminder that heritage is as much about what you can't see from the street as much as what you can. #Leeds #AirePark #Tetleys #Heritage https://lnkd.in/egbpT26B

Exciting News: Full Planning Permission secured for Alterations and Extensions to the?Former Beales Department Store in Bournemouth! ? We're thrilled to announce that tor&co has secured full planning permission for the transformation of the iconic former Beales department store in Bournemouth into a vibrant mixed-use scheme! ? This project will create: ? 130 new residential flats 3 hybrid-use commercial units across basement and first floor A gym and swimming pool across basement to upper ground floor 42 parking spaces on subterranean levels, accessed by two car lifts? ? tor&co provided a comprehensive range of services for the private client, including architecture, planning, heritage, landscape architecture, and viability expertise.? ? We worked collaboratively with BCP Council and consultees to navigate the complex constraints including the close proximity to multiple designated and non-designated heritage assets, including the grade I listed St Peter’s Church. ? The consented scheme retains the existing building’s core structure and introduces many design features which nod to the historic design. The development was praised by the case officer for its efforts to preserve the non-designated heritage asset. ? This development will not only help to address Bournemouth's significant housing need but also revitalise the building through the re-instatement of commercial uses at ground floor, animating the building throughout the daytime and into the evening.?The substantial public benefits were considered by officers to outweigh the harm identified to heritage assets. ?? #torandco #planningpermission #mixeduse #redevelopment #bournemouth #housing #heritage #urbanregeneration

Newark Approves Scaled Back Summit Tower Skyscraper By Chris Fry The skyline of the Brick City continues to evolve at a pace not seen in generations and the latest development slated for a prominent block of Downtown has been given the full green light. The approved tower is slated to rise at 200-206 Market Street, properties that are currently home to older structures that have sat vacant for at least two decades. Jersey Digs broke the news about the project last October after Newark’s Landmark & Historic Preservation Commission signed off on the application. The properties are located within the Four Corner Historic District, which is listed on both state and federal designations. The approvals from the historic commission last year came with a catch, as the board wished to slightly downsize the proposed 46-story development to be shorter than the National Newark building. 514 residential units are included in the approved plan, down a bit from the initially proposed 579. 20 percent of the units will be reserved for affordable housing, and the development will include 142 parking spaces in a garage for future residents. Amenities for residents in the future Summit Tower will include a gym, lounge spaces, a foosball area, a golf simulator and a children’s room. #newark #njrealestate #brickcity #marketstreet #fourcornerhistoricdistrict #summittower

There will be studios, one-bedroom, two-bedroom and three-bedroom units. ?There is no parking onsite. Could the tallest building in the US be located in… Oklahoma City?! ?? The Oklahoma City Council has just lifted previous height restrictions, paving the way for the development of a 1,907-foot tower. If constructed, the Legends Tower – the brainchild of developer Matteson Capital and architecture studio AO –?would be the tallest building in the US. And it’s safe to say that it’d definitely stand out, as it would be more than double the height of the state’s current tallest building. The planned structure includes 86 levels of luxury residences, 12 levels of penthouses, a 16-level Hyatt hotel, and interestingly, no office space. Is it a good idea to build such a huge skyscraper in a tornado-prone area with a population of only around 700,000 people? We’re not convinced yet, but we’ll be keeping an eye on the plans – especially to see if there are any commitments to making the space healthy and sustainable ?? #Building #Construction #ESG

The City of Surrey has released a corporate report introducing the rezoning of 70,000+ lots in Surrey. There are a lot of changes and credit needs to be given to City staff and planners who were able to make these changes on a short timeline. Once approved by council, key changes will be as follows: - 15 existing single-family zones are being deleted and replaced with 9 new zones (RA, R1, R2, R2-O, R3, R4, R5, R5-S, R6) - Depending on the zoning, lot size, and shape you can potentially build garden suites, coach homes, duplexes, or houseplexes. More zoning, OCP, building, subdivision servicing, and DCC bylaw updates will be coming in the next few months. Link to Corporate Report: https://lnkd.in/d_Zn8mxS

A new park by LDA Design is at the heart of proposals for a £1 billion development in #Salford, submitted for #planning by Henley Investment Management Ltd with Savills and Matt Brook Architects. It will be the first park in the area in a generation. The development will transform the big box units of Salford’s Regent Retail Park to create a sustainable new place to live with a car-free core. The central green space sits within a wider two-hectare linear #park providing places to play and bringing close contact with nature.?The #masterplan represents a 40% biodiversity net gain, transforming a large surface car park into a thriving green space. LDA Design delivered a #placemaking strategy prior to the #masterplan being developed to ensure landscape was at the heart of any new thinking for the area. LDA Design #Manchester studio lead Mark Graham said: “This is a significant development with landscape and placemaking at its heart. It demonstrates the importance of connecting new homes to playful, quality green space and investing in local infrastructure so that new and existing communities can benefit together.” A huge effort by many to get to this point, from LDA Design this includes: Mark Graham Ashleigh Davis and Sarah Brooks. https://lnkd.in/eicpcB2Z #Salford #Manchester #newhomes #homes #development #placemaking #landscape #landscapearchitecture #bettercity #greenercity #biodivesity #BNG
