I love hearing stories about what inspired elected officials to run for office. It's almost always a unique answer. That's no different for Donald Matthews, the recently elected Mayor of Siler City Town in western Chatham County. For Matthews, who grew up in the town, left, and came back in recent years, the answer was simple: Not enough had changed to better the life of residents. "When you leave a neighborhood for 17 years and you come back and it looks exactly like it did when you left, that’s a problem," he told me. “There’s something wrong. There was no growth. There was nothing happening at all.” We discussed a variety of topics recently, from water/wastewater infrastructure issues (and a potential utility merger with City of Sanford, NC, similar to what fellow Chatham County Town Of Pittsboro, North Carolina recently did); the upcoming $5 billion Wolfspeed semiconductor manufacturing plant; and attracting and retaining younger residents in Siler City, among other things. Yesterday I spoke before the city council, I had a time reduction therefore I chose to not introduce myself, this wasn’t about me or my business- it was about advocating for all the small businesses in our community that are facing the same challenges we are. The city is conducting an ecosystem study on small businesses, and this is a critical opportunity to drive real change, not just produce fancy and expensive paperwork. Too often, we hear "they aren't bidding" on contracts, but fail to recognize the harsh realities small firms face. Depleted resources, missing the 'unicorn' requirements, and a system that still deems them unsatisfactory - it has to stop. This isn't about networking at expensive conferences or knowing the 'right people.' This is about procurement processes that lack transparency, evaluators who aren't knowledgeable of the true landscape, and prime contractors with no real intent to utilize small businesses. The time for change is now. I urge the City of Charlotte to leverage this study to truly understand the barriers facing entrepreneurs in our community and implement MEANINGFUL solutions. #citycouncil #smallbusiness #charlotte #queencity #latino #hispanic #MWBE

Is Fear Driving Your Business Decisions? Many businesses are still influenced by decisions made out of fear during the pandemic. The industrial market saw rapid changes, and some companies are clinging to outdated strategies out of fear of future disruptions. Is fear keeping you from adapting to today's more stable conditions? The market has shifted, and there’s significantly more availability and bargaining power than in 2020-2022. Tenants who left the market or shrunk their space can now right-size, relocate, or negotiate better rates. However, some businesses may still be hesitating, driven by concerns over future supply issues. In the current market, smaller can mean better, but given the demand for large fulfillment centers and big-bay projects have cooled, its resulted in higher vacancy rates for big-bay spaces. Small-bay spaces, still remain in demand but are in short supply due to rising construction and land costs. Businesses that held onto larger spaces may be reluctant to downsize, even though the demand for big-bay industrial properties is no longer as strong. Market fundamentals are stabilizing. Since early 2023, vacancy rates have risen, and rents have fallen, correcting the overheated market. Despite these changes, key economic drivers such as falling interest rates, a weaker loonie, and GDP growth forecasts for 2025 signal a healthy industrial market. Fear-driven decisions made during the pandemic may no longer be necessary in today’s market. With increased bargaining power and more options, now is the time to make strategic adjustments. Businesses that take advantage of lease renegotiations, up sizing, or relocations will be better positioned for success. As the market normalizes, are you still holding onto unnecessary space or paying higher rental rates out of fear? The time to shift from survival mode to strategic growth is now, ensuring your business decisions align with the current reality rather than outdated concerns.
