Third morning of Expo Real here and waiting to be whisked back to Finland. Thus below some gathered thoughts, none such that I deserve the credit, nor have they been fact-checked. But think such that of interest in coming year, thank you to the persons contributing to the tales of this travelling poet (you know whom you are) 1) We will see a further increase in the hotelification of real-estate (at least for offices): being closer to the cash flow as the asset owner is the theme. In short, active asset management. 2) Repositioning of student housing / affordable housing: making deserved returns on refurb of slightly tired assets is theme across Europe 3) Dry powder with insitutional investors in Germany has increased and there is a buffer to the regulatory limits, will be an active next cycle when this is deployed 4) New asset class of ”Medical offices” growing in US: think I know what this means but worth a check 5) AI consumption of energy: a chat GPT search consumes a double digit multiple of energy compared to a traditional google search. Interesting for the grid Finally, Deloitte hosted a Dinner in central Munich which at least I enjoyed - great crowd.
