Is this choose your own adventure planning? LA City Planning approves huge 2-acre project at Hollywood & Vine from Onni Group of Companies. Potential for 2 options: 1) Residential: 33 stories, 429 units (36 affordable) with four levels of subterranean parking, 55,000 sqft grocery store, and 5,000 sqft retail. 2) Office: 463,521 sqft of office, 11,914 sqft of restaurant uses, and 8,988 sqft of uses in the bungalows. ?? Lee’s Property Journey – Adding Value?? I’m excited, my drop kerb went in today and the work on my off-street parking is well under way. The property is in a quiet little village but man what a job it has been trying to park around school time! Adding off street parking will make life so much easier and research suggests that it will increased my property value by between 5-13% We’ve also made several decisions around the living space for convenience and which we anticipate will add value. Creating a space for an ensuite shower in the master bedroom, adding a downstairs cloakroom with toilet as well as making the downstairs living area open plan with a view of the garden. The financial outlay is a significant amount, but I feel confident it has already made the property appealing and more enjoyable to live in. What tips do you have for adding value to property? ? A former industrial power station site in Downingtown is being transformed into a new town center. Improvements will include a new SEPTA rail station in combination with a mixed-use retail and apartment complex that will grace a new regional park along the Brandywine River. CVDA was requested to revise the proposed Town Center Plan to enhance placemaking, walkability, and to create an exciting landscape character that would help define the new development to promote walkability and placemaking. A recreation amenity package and an overall park plan for the area along the Brandywine River were developed to promote the natural features of the existing wooded landscape. Stormwater management was integrated seamlessly into the park and open space amenity areas. Some old, commercial spaces are getting a facelift, as developers #repurpose run-down offices and hotels into renewed, residential units. Adaptive reuse is the process of reusing existing buildings, often renovating or redeveloping them, to be used for something other than they were originally intended for. In this case, commercial spaces are being turned into homes. This adaptive reuse trend has been picking up steam across the U.S. in the last year, and new data from #RentCafé shows Osceola County is leading the way. The apartment listing service reported that the county is projected to add nearly 1,900 units to a scant affordable housing market over the next few years. According to RentCafé, Kissimmee and Orlando are key figures in Florida's adaptive reuse landscape, representing 41% of the state's total projected future projects of 6,847 apartments.
