Maintaining Your Home's Foundation Texas, it is that time of the year! Homeowners, keeping moisture levels consistent, is crucial for foundation maintenance, especially in areas with clay soils, which is the soil we have here in DFW: 1. Lay soaker hoses along your home's foundation. 2. During dry periods, water the foundation for about an hour one day per week until rainfall resumes ??When it rains, there's no need to water. Rat Smears: What They Reveal and Why They’re Important! If you’re noticing smears or greasy marks along walls, drains, or entry points, these are telltale signs of rat activity. Rats naturally leave these marks as their fur deposits oils, dirt, and grease while they repeatedly pass through confined spaces. What These Smears Show: ?? Smears indicate the routes rats frequently travel. ??Look for these marks near drain chambers, cracks, or garden areas where rats are accessing your property. ??Heavier smears suggest higher rat traffic and possible infestations. Why Are Rats Exiting the Drain Chamber? ??Drains might not provide enough resources, pushing rats toward gardens or homes. ??Environmental Disruption: Recent construction, drain cleaning, or flooding may drive them to relocate. ??Access Points: Broken pipes or poorly sealed drains make it easy for rats to emerge. ??Shelter Needs: Homes offer warmth and safety, making them attractive nesting spots. Identifying these signs early can help prevent bigger infestations. Contact us to learn how to seal entry points and keep your property rat-free! ?? Online Enquiry: https://bit.ly/3syzxwg ?? Indeed. Just as New Orleans now requires homes in certain wards to be built on stilts—LA’s most at-risk neighborhoods need to be built without wood framing/sheathing or flammable roofing and siding materials. The good news is that materials science has given us dozens of new building material options over the last 20 years. And roof tiles have been around since before Cortez. Making fire sprinkler systems mandatory in these neighborhoods would also help prevent spread (I have them in 2 of my homes—easy to install in new construction). Costs more? Yes, but less than rebuilding thousands of flammable homes. Climate change is altering the total cost equation for the life cycle of homes in at-risk neighborhoods. #lafires #losangeles #lax #homebuilding #homeconstruction #homebuilding #buildingcodes #firecodes #homeinsurance #insuranceindustry

Protect Your Home From The Start! Did you know that termite infestations can cause serious damage to your home? One of the best defenses against these pesky invaders is a termite soil pre-treat! The State of Florida requires a soil pre-treat on all new construction. It's also called a "trench and treat" on post-construction homes. Here’s more reasons why it's an excellent factor in your home's well-being: ?? Prevention is Key: A soil pretreat creates a barrier that keeps termites at bay from day one. ??Long-lasting Protection: Many pretreats last for years, giving you peace of mind. ?? Cost-effective: Investing in prevention now can save you thousands in potential repairs later! If you're building or renovating, make sure to talk to your contractor about termite soil pretreatment. Your future self will thank you! Let's give this a try. Anyone from California that could help answer a question about Appendix O in the state's building code. I have tried without much success to get a conversation going among lawyers and architects with the following question: Can we design a shelter that is cheap, fast, safe, healthy, and meets the bear minimum and most basic requirements of the International Building Code? I'm talking about shelter that could be built in weeks and cost no more than $25,000. If we treated homelessness as an emergency, like a tornado or hurricane, could we construct shelters that currently wouldn't be permitted by state and local codes but would be deemed safe (access and egress, ventilation etc.)? Is this what's behind Appendix O? I'm digging into it, but if someone on the ol' LinkedIn knows, I'd appreciate it. And you lawyers and architects, any interest in looking at designing some thing like this -- an emergency is declared, and improvised shelter can be permitted so shelter wouldn't be red tagged or ticketed? Here is a link to Appendix O: https://lnkd.in/gJY67SU7

Meet the carpenter ant! ?? Often confused with termites, these ants have a slender waist and bent antennae. Unlike termites, they don't eat wood but excavate it to build nests, causing serious damage to your property. Don't let these sneaky pests wreak havoc in your home! #RealEstate #Homeownership #PestControl

In the wake of the Caldor Fire, the Grizzly Flats community is showing resilience and determination in rebuilding. K+W is proud to be part of this journey towards restoration. As part of our ongoing efforts, the Grizzly Flats CSD conducted a study to determine the sediment accumulation in our WTP reservoir. This crucial step will pave the way for a future cleanup project, ensuring the safety and efficiency of our water system. K+W's own Colin Clements, CPA, and his son, stepping up when needed, took on the diving aspect of this project alongside K+W's surveying team. Together, they explored the reservoir bottom, collecting samples for laboratory testing. Our surveying team is diligently working on the bathymetric survey to illustrate the sediment layering, providing vital insights into the volume and characteristics of the sediment. The collaborative spirit and dedication of the Grizzly Flats community is fueling the journey toward restoration. Together, we're constructing a brighter, more resilient future for Grizzly Flats.
