Piece by Channel 5 project was a program with 18 projects and 147 sub projects which range from 2 million budget to 300 million. It had 50,000 people working towards a Commonwealth from 20,000 companies. Leading up to that the construction sector landscape had a string of large projects that failed to deliver. So Barbican Centre, opened by the Queen in 82, started 8 million and came in at 187,000,000. Jubilee Line doubled in cost to 3.5 billion. The new British Library was 450 million over budget and 15 years late. And based on that the statistics for Heathrow were that it would open one year late and be a billion overspent and in fact the 4.3 billion project was completed on time and on budget. And a huge part of that is down to the contracting approach, the commercial agreement and the culture and the way that that was managed. And when you look at those numbers of people involved and the kind of budgets and the projects and the complexity of that. It's not dissimilar to doing a million homes of retrofit a year. So it's got this kind of, you know, the epic proportions thing really rings a bell for us with how do we get to these epic proportions of retrofit.
