It’s easy to look first at offer price and get excited when one is significantly higher than the other. But the highest offer doesn’t always win. Other factors to consider include: - loan type - who their lender is - what’s included with the sale - any contingencies - likely appraised value - and more! Steven Roth, Vornado Realty Trust, is learning this the hard way with his 57-story, Bloomberg HQ building (on the site of the old Alexanders Department Store) in Manhattan. The landlord was able to get Bloomberg to extend its 900,000 s.f. office lease through 2040, in return for which the tenant would pay $98 psf in net rent (inclusive of taxes and utilities). In return, the landlord committed to: A. a $109 psf cap on net rent through the term, B. $76M of free rent; plus B. $124M ($135 psf) in building upgrades. Yesterday I had the privilege of participating in The Real Deal Forum. The keynote was presented my Howard W. Lutnick, CEO Cantor Fitzgerald, who's views about the near-term commercial real estate market were not dissimilar to my own.
