Reminder: Bedbug Filing Deadline Approaching As we approach the end of the year, it's crucial for all landlords and property managers of multiple dwellings in New York City to be aware of the annual Bedbug Filing Requirement. Here’s what you need to know: Why It Matters: Bedbugs are a significant issue in urban environments like NYC. Compliance with Local Law 69 of 2017 not only helps in maintaining the health and safety of your tenants but also keeps you in good standing with regulatory bodies. Deadline: The annual bedbug report must be filed between December 1st and December 31st. This report covers the infestation history from November of the previous year through October of the current year. What You Need to Do: Gather Information: Collect data on any bedbug infestations and eradication measures taken in each unit over the past year. File the Report: Use the HPD’s online portal to submit your report if you're a registered owner or managing agent. Provide Proof: After filing, you must either distribute the filing receipt to your tenants with each new lease or renewal, or post it in a prominent location within the building. Consequences: Failing to file this report can result in violations from the NYC Department of Housing Preservation and Development (HPD), which could lead to fines and other regulatory actions. How We Can Help: At EJS Equities, we understand the intricacies of NYC property management. Our team is ready to assist you in compiling the necessary information, filing the report accurately, and ensuring compliance. Let's work together to keep our properties safe and compliant. Property managers work under the direction of Association board members BUT the Board members themselves carry the personal responsibility to make sure that records are kept by the Board and maintained by the property manager. This is an important distinction often missed. With Board members risking fines, lawsuits and even criminal charges if someone is injured or killed it's crucial that records are kept and a maintenance system is put in place by the board and kept up to date by the Property Manager. At inndox, we make it easy for condo boards to organize, manage, and maintain property records. Let us help you protect your building’s future. Don’t miss Andrew’s valuable insights!? The Florida Legislature is under pressure to call a special session on the monetary consequences of the new condo safety law. A structural integrity reserve study (SIRS) must be performed on all condo building 3 stories and higher that are at least 30 years old, by the end of this year. Condo owners are asking the legislature to amend the bill due to the financial ramifications owners are facing due to their building's necessary repairs in order to be in compliance. They are also asking for an interest free loan from the state to aid in the costs. #southfloridarealestate #browardcountyrealestate

Be on the lookout for these red flags: ??High levels of unpaid levies, which suggest financial instability; ??Significant disputes between owners or with the strata manager, pointing to management or community issues; ??A history of unresolved maintenance or structural problems. Also, watch for special levies, which can mean unexpected costs for major repairs or upgrades.
