A little late but in April, I presented our annual report to the Hazelwood City Council. It was a mixture of both new and existing projects detailing investment and impact to the region. A few points stood out: (1) Hazelwood saw over $272 Million of new investment (2) The projects presented resulted in over $15,000,000 in annual salaries (3) Because of the city's investment in economic development projects, Hazelwood has over 20 Million SF of industrial space over the past decade (4) We estimate the ripple effect of companies that located in Hazelwood without any incentives, coupled with the projects presented, resulted in over $1 Billion of new investment (5) Our industrial landscape encompasses a wide array of industry sectors like food processing, automotive, aerospace, logistics, plastics, recycled products and much more. This success is only achieved through valued partnerships with industry leaders like Steadfast City Economic & Community Partners, NorthPoint Development, Industrial Commercial Properties (ICP), Missouri Department of Economic Development, Panattoni Development Company and many more. We all share in this success.

Anyone who works in certain fields understands the insanity of the spring conference season. Over the course of about a month, I have 15 days of conference travel. From #Cassopolis to #SterlingHeights, in #Kalamazoo, #Grayling, and #Lansing, there's been so many good ideas, so much excellent networking, so many opportunities to share on funding sources, the need to leverage tax incentives and housing data+policy, as well as useful tools like ways to measure embodied carbon in existing buildings and the cost savings of deep energy retrofits in adaptive reuse. Today finds me at Lawrence Tech, with the ULI Michigan's Spring Real Estate Meeting. Next week, I'll be up to Petoskey, talking more housing policy work with the Petoskey Regional Chamber of Commerce. There's value in showing up, forming those networks, tending those extended social and professional ties that span decades, and charting the industry trends. We never know where the next great idea will take wing. Thanks to the Michigan Municipal League for the professional development space to advance solutions that make better places.

From its northern line at Yadkin and Wilkes, to its southern at Mecklenburg, Iredell is one of North Carolina’s longest counties, stretching almost 50 miles. It also is one of two nationwide, according to a UNC study, that borders nine other counties. Wheatsville's Guadalupe location faces closing at the end of 2026 due to the new light rail's placement. "There are several serious challenges facing Guadalupe in the years ahead. The first issue is one that will completely alter the nature of transit along the Guadalupe corridor. Project Connect’s Orange Line will impact all businesses and residents in the North University area, and especially those with frontage along Guadalupe. This transformative project will undoubtedly provide significant, long-term public benefit to our city and its residents. In 1821, a group of merchants, known later as the Boston Associates, began an ambitious industrial experiment. Harnessing the power of the Merrimack River and the labor of young New England farm women, they planned and built an industrial city that almost immediately became an economic powerhouse. In a few decades the population exploded from 300 to 30,000 residents. Newcomers, many of them immigrants, began to arrive in great numbers looking for work. For more than a century the identity and fortunes of the city that became Lowell were tied to the textile mills. Other industries, most notably patent medicine, came and went. All the while the textile mills dominated Lowell’s landscape and economy. The textile mills ebbed and flowed with the national economy. By the 1920s the mill economy was beginning to grind to a halt. A short-lived upswing during World War II was swiftly followed by a downturn for Lowell’s mills, and all of the original mills were out of business by 1958. Outdated technology, labor strife, and competition from other regions all led to the downward spiral of the mill corporations, and with them the economy, infrastructure, and morale of Lowell and its citizens. The 1960s brought urban renewal efforts to the struggling city. The sight of historic buildings being razed for new construction jarred many in Lowell. Forward-looking activists and city leaders fought to preserve Lowell’s heritage. The creation of Lowell National Historical Park in 1978 was a historic event in itself, showcasing the city’s industrial history and cultural heritage while spurring on the City of Lowell’s revitalization. #nationalparks
