This post is both professional and private. Professional, because it’s about a major transaction that closed yesterday and which, I trust, will give a boost to the market – the acquisition by Star Capital Finance of the Cromwell Property Group’s Eagle shopping center portfolio. Private, because I have personally worked on various iterations of this portfolio or its individual components for more than 20 years ?? Developed by Géant (Mayland) and Apsys, it originally comprised of about 15 shopping centers (including such trophy assets such as MANUFAKTURA and #Riviera). Its various generations were known as Green (1, 2, 3), Roxy, Rocky and Eagle. This portfolio has been the source of all kinds of real estate work that a lawyer could imagine: countless due diligence reports, acquisitions and disposals in share and asset deal formats, financings (senior and junior), #development and #construction, #redevelopment and repurposing, #leasing, #jointventures, a few transactions that almost happened but eventually didn’t etc. It gave me and my team an incredible amount of experience and a sense of fulfillment (enjoyment too). It formed us as real estate lawyers. I am very happy that the #Eagle has now landed in the hands of our Client, #StarCapitalFinance. I profoundly believe that these assets will have a long life and a good future in front of them. I am also convinced that brick and mortar retail is inevitably coming back to the market, as all fundamentals are in place for it to flourish again soon. ?? Yesterday, Crown Castle announced their new CEO. I'll admit I'm not surprised that he's a former exec at American Tower. Once Bradley Singer was put on Crown's board, I knew there were other dominoes to fall. It goes to show you how much influence Brad has already, but a fresh voice was needed at the helm of Crown. Ultimately, Steven Moskowitz is the right fit given his industry experience and you can't deny his impressive resume. American Tower grew to great lengths under the core leadership of Brad, Steven and others. What "others" will be plucked by Crown as they assemble American Tower's old dream team? I'm extremely excited to see what unfolds, but I see this as a positive for the telecom industry. What will be Steven's biggest course of action? Clearly, he's going to be involved in the potential sale of their fiber business. Given the extensive layoffs and proposed changes at Crown, I expect morale isn't in the best place. Good morale is crucial for Crown if they want to turn this ship around. Create an environment that people want to be a part of and don't cheap out on your talent.
