The highest paid people in commercial real estate are institutional fundraisers. Comp for early career folks raising from institutions starts around $450k total. Mid level sits around $600k. Senior can be well above $1M per year in total comp. Here’s the catch - a fundraiser also needs investor relations support to manage the onslaught of diligence requests that come from institutions. In short - you’ll need 2 people to launch an institutional fundraising effort. Expect to spend $800k - $1M in comp to pull it off.

One more thing to keep in mind here -- If you want to raise institutional capital, you'll need to register with the SEC. I don't have exact numbers, but it is expensive. In addition, you'll need to manage the compliance requirements of the SEC (audits, reporting, etc.)
