With all the Christmas hype underway great to see some retailers disrupting in alternative ways ?? It’s a bold move but the decision is clear reinvest the millions from a TV ad back into keeping prices low and their Christmas Bonus savings card!!! While the ad wars go on and yes I am as guilty of liking a good Christmas ad ?? but to see a retailer that knows their shoppers and the struggles they may likely face this festive period and making a choice to actively help is in itself an astute commercial decision which will drive loyalty and footfall !!! New York ICSC... It's a long couple days but it's an awesome show if you have anything to do with retail (especially in the northeast). Vegas is huge but personally I see the most value in the NY show for my business... Cautious Optimism... This is what sums up the last couple days. Are we rocking and rolling like 2 years ago? No. Do most feel that rates have peaked and we're trending in the right direction (with some hopeful FED rate cuts in mid-24)? Yea it feels that way. The general sense is that 2024 will be a good year, especially the 2nd half - nice to hear some positive news. There is very little retail real estate distress in NJ. It’s all financing distress. Vacancy rates are down around 4% and rents steadily climbing. 25+meetings Excellent client dinner Chance run-ins with familiar faces Props to M&M for their client party (always doing it right) Tomorrow begins the follow up Now time for a nap...lol

Can we get fans to buy tickets earlier? ? A significant problem for us at Sutton United is that our fans buy their tickets in the last 48 hours before a fixture. ??? Whilst not clearly a problem, this means that if the weather is poor, or traffic is heavy, or people are just feeling tired they don’t already have a ticket in their hand pushing them to go to the game. ??? For one fixture this season, I estimate that this cost us up to 500 ticket sales which is massive for a club like Sutton. ?? So I set out to try to change this, offering the first 100 tickets for a reduced rate for one fixture this season with the hopes this would create a rush to our ticketing platform. The results were not what I expected. ?? Firstly, the tickets were slow moving and we actually had a number of them left a week out from the game. ?? However, of those that did take up the offer, over 80% had come to 2 or fewer Sutton games this season. ?? So the lesson I got was a different one: your core fan base may actually be rather inelastic to ticket prices. They have their routines and these are a slow process to change. ?? However, new fans or infrequent fans are far more elastic to price and on the look out for a good deal on how to spend their Saturday afternoon. You are not in their weekend routine yet which means you have to fight for their attention. ?? Providing that little nudge towards coming to your stadium as opposed to the cinema or mini-golf course can have a huge impact in getting new faces in your stands.
