Market Adjustments Favor Investors Part of our thesis regarding the current state of the investment market reflects how operators unable to refinance under the new conditions may be forced to sell their properties, increasing the supply of properties on the market and potentially driving down prices. Forced sales increasing market supply, potentially driving down prices. Market adjustments creating discounted acquisition opportunities. Declining property prices favorable for well-capitalized investors. A recent WSJ article seems to support the perspective by highlighting the surge in forced sales of distressed commercial properties, driven by operators' inability to refinance under current conditions. This increase in property seizures is adding to the market supply, which can drive down prices. What is one of your most memorable real estate deals??Besides my first deal being a foreclosure, it was a project turnaround story.?The townhouse I was buying had 24-unit, most all rented, and the tenants were parking on the grass so they could drive to their door.?There were abandoned cars and fading paint, overgrown and dead vegetation, both.?Towels were used for curtains, there were broken windows at some homes, and trash was not going in the dumpster.?It was a hot mess! One sole person was holding all officer positions on the HOA to keep it alive. I called every owner and asked if I bought in the development and wanted to get the place cleaned up, would they support me and require tenants abide by the rules.?I had a vast majority supporting me.?After many months, and many, many hours, the place looked much better.?The turnaround took almost 1.5 years, but values did go up and pride of ownership returned.?It was a great experience.?Yes, I did have to serve on the Board, but I ultimately got a few people to join me to serve the owners in a better way.?It was satisfying. #RaiseMasters30 #multifamily?#investment?#realestate?#passiveincome?#commercialrealestate?#roi?#apartments?#busyprofessionals #landacquisitions?#IRWA #CFRI

The Power of Leverage in Real Estate Investing $250,000 in stocks will get you a $250,000 stock portfolio. Investing that same $250,000 in real estate will get you a $1,000,000 real estate portfolio – such as two homes in a growing area like Mandurah and Townsville. This is because with real estate, you can put down 20% and have the bank finance the other 80% and extra $50,000 to cover all the cost including legal cost, stamp duty etc. A $1,000,000 portfolio growing at even the conservative 4.0% rate of return will outperform a $250,000 portfolio growing at a 7.0% return Here are the numbers: At 7.0% per year, your $250,000 stock portfolio will grow to $1.9 million after 30 years.
