What are your thoughts on this very interesting and inciteful article on the State of the Sports Venue Industry from yesterday’s washingtonpost.com???Many of the same themes echoed in this article, I once studied and wrote about at part of my graduate thesis titled “BallParchitecture” at the University of Michigan approximately?25 years ago.?As I predicted, we are about to embark on a new era, or boom, or intense stadium, arena, and ballpark design and construction.?Each era was driven by new techniques to increase revenue through the built environment.?Each era has typically occurred in 25-30 year intervals and tends to last for a decade.? This would be the 4th distinct era of American sports venues, and appears to be driven by the creation of entertainment hubs where local sports franchises can monetize the neighborhood around their venues along with increasing the hospitality options within their facility’s walls.? The Chicago Bears announced their latest proposal to build a new stadium, this one replacing the century-old #SoldierField. At an estimated cost of $4.7 billion, the final result projects to be an ultra-modern sports facility which reshapes 66 acres of the lake front into a grand promenade, along with improvements to the South Loop stretch of #LakeShoreDrive. Structured as a private-public partnership, the public portion of funding would come through the Illinois Sports Facilities Authority by bonds issued and to be repaid over 40 years by implementing a 2% #tax on hotel stays within the city. While hospitality assets are currently facing some high market distress, as far as #RealEstate markets right now. This development has huge ties into entertainment and tourism and seems to be an appropriate application of public funding, pending legislator approval. The bulk of funding will come from private sources and total funds would be deployed over 3 phases to complete the #development. In addition to the public #infrastructure improvements, there is a #DEI initiative utilized to get the job done and even includes an #AffordableHousing component, not withstanding the various #entertainment and #retail establishments, which would line future promenade. If moved forward, I believe this would join the myriad of #MegaDevelopments happening throughout #Chicago.

Northeast was the final quadrant for us to call home and it’s finally happening. See you soon Senator Square??????? // Sandlot is headed to Northeast D.C., marking the elusive fourth quadrant for the community gathering spot that now has sites in Anacostia, Buzzard Point and Georgetown, along with one at The Boro in Tysons. Organizers behind the pop-up concept plan to set up shop on a roughly 4,000-square-foot lot between the former Senator theater at 3950 Minnesota Ave. NE and the Unity Health Care center at 3946 Minnesota Ave. NE. Details are still being worked through, but the idea for the project, as with other Sandlots, is to provide space for area residents to mingle, eat, drink and play while helping to prime the pump for future development of those sites, per Sandlot founder Ian Callender, who's also owner of event design firm Suite Nation. Callender pitched execs at landowner Standard Real Estate Investments LP, including principal Jerome Nichols who were receptive to the notion as they work through plans for the Senator Square mixed-use development. "I had shared that with the folks at Minnesota and Benning, and they loved the idea of having a phase zero approach," Callender said. "It's creative placemaking, and strategy, before any shovels go into the ground." The Sandlot concept has evolved from a much simpler premise. Callender and longtime friend Kevin Hallums wanted to celebrate the 25th anniversary of "The Sandlot," a 1993 baseball movie, by providing public gathering space near Nationals Park ahead of the 2018 MLB All-Star Game, hosted by the District. They couldn't quite get things together in time, instead launching the first Sandlot on the site of what's now the Verge apartments at 1800 Half St. SW. From the start, Callender said, the idea wasn't to make Sandlot a permanent thing. Rather, it's been a fluid notion, conforming to sites as they become available and folding up when the time comes for the landowners to advance other plans. They've each had slightly different attributes, but common to them has been shipping containers set up to host various uses, food trucks, picnic benches and cold-pressed juice cocktails.
