Whoa, is it that time of year again already? As winter approaches, make sure to turn off the hose bibs in your building to prevent freezing and potential damage. A small step now can save big headaches later. HEADS UP: If you don't turn off the hose bibs in your building, water left in the pipes can freeze when temperatures drop. This freezing causes the water to expand, potentially leading to burst pipes and significant water damage.

Keep your home comfortable and in tip-top shape this Winter: ?? ? Check gutters - clean out gutters and install gutter guards. Make sure attic floor is properly insulated. The attic itself should be well-ventilated and approx. 10 degrees warmer than the outside temp. ? Protect pipes - protect against frozen pipes by insulating those susceptible to freezing. When the temperature drops below 32 degrees Fahrenheit, keep a stream of water running in a few faucets to guard against freezing. ? Seal cracks - caulk holes and openings around windows, doors, air conditioners, mail chutes, pet doors, etc. to help prevent cold air from seeping in. For additional heat loss prevention, install weather stripping and seals. ? Stay cozy - set thermostat to at least 65 degrees Fahrenheit and make sure your home is well-insulated. Consider installing an energy efficient or programmable thermostat to help keep warm air in rooms most often used without incurring high energy bills. ? Heating system maintenance - furnaces, boilers and chimneys should be regularly maintained and serviced at least once a year to clear any buildup and to keep them running efficiently. ? Test smoke and CO detectors - make sure all smoke detectors and carbon monoxide detectors work. Check them monthly and replace batteries as needed. ? Clear the yard - keep trees trimmed and remove dead branches and debris from the yard. Rain and wind can weaken trees and cause branches to fall and potentially damage the home, car or yourself and others. ? Ditch the hose - detach garden hoses from the house, drain them and store them away until Spring.

It's been a mild winter, but the weather can change abruptly. Now is the time to make sure you're prepared for the next cold snap!?? Check out these four tips to prevent freezing and burst pipes and expensive and time-consuming damage to your property! 1) Know where your pipes are located! Knowing where your pipes run through your building gives you the ability to prepare and protect before the weather comes and the damage is done! 2) Maintain a consistent temperature across the entire building. Don't be tempted to turn down the thermostat because some areas don't see as much use! 3) Install heaters and/or insulation in exposed or high-traffic areas. Exterior areas or areas with an entry to the outside are more vulnerable! 4) Turn off the water in areas that aren't in use during the winter.
