Knighten Source | Al.com If you have traveled downtown in the last few months you would have noticed the fencing around a corner lot between Clinton Ave and Monroe Street, next door to the Von Braun Civic Center. Awarded over 2 1/2 years ago, this the mixed-use project was just kicked off in May. At this point in time, the different stages of development have been pushed out, as Phase II will not start until November of 2029 and take up to 3 years to complete. Phase I had a start date of May 1, 2024, and is now under progress. But with a 4-year plan for completion, we can expect to see construction over the next 7 plus years. On the positive side, this mixed-use development will bring a minimum of 500 apartment units, 36,000 square feet of restaurant/retail use and at least 35,000 feet of office space. With the completion of Phase I, there will be two buildings facing Clinton Ave which will deliver both apartment and retail spaces to liven up our downtown. Marin Architects and Zoning Lab is thrilled to be part of the redevelopment project of Fine Fare Supermarkets at 2801 Boston Road with a modern and visually appealing design. The new building will feature a striking canopy and a grand entrance, creating an inviting focal point for the community. We are excited to commence work on this Fine Fare supermarket as we are sure it will become a central hub for the local community, providing an inviting space for residents to shop for their everyday needs.?Collaborating with Marin Architects' zoning experts, The Zoning Lab, not only were we able to design a supermarket that will bring a new beautiful addition to the community but leverage our expertise in zoning to push the boundaries of innovative design. However, the project's success did not come without challenges. Due to the size of the site, meeting zoning requirements for 78 parking spots was a hurdle. To address this, Marin Architects and?The Zoning Lab developed an innovative solution: an attended parking lot system with stackers. This creative approach uses automated stackers to maximize parking space, allowing cars to be efficiently and safely stacked in the cellar level. Canas Solutions, our in-house expediting firm, played a key role in navigating the complex permitting process, obtaining approvals from multiple agencies, including the Department of Buildings' new sector, OTCR, and the Borough Commissioner's Office for the attendant parking lot. By locating the parking lot in the cellar and using the stacker system, Fine Fare Supermarket can offer efficient parking while meeting zoning requirements. Washington Prime Group Inc., a privately held real estate investment trust based in Ohio, paid $10 million for the department store in October WPG's plans for redevelopment —?up to 3.5 million square feet of mixed-use development including entertainment, retail, dining, office, wellness, medical, hotel and residential components —?received final approval?from Tampa City Council in April 2024. NWA 2024 Q2 Market Summary is live! Highlights: - Construction has started on Pinnacle's new office building named, "The Visionary." The brand-new Class A office building offers 194,463 SF of office space within walking distance to TopGolf, the Walmart Amp, retail, and restaurants. - Visit Bentonville released a report finding that 49% of restaurant sales come from visitors. Little Rock contributes to the largest visitor market and Dallas represents the highest average visitor spend at restaurants. - New retail construction starts are at decade lows, with 87,374 SF under construction in the second quarter. Roughly 70% of the space under construction is already pre-leased. - Dickson Depot Hotel LLC purchased 0.35+/- acres on West Avenue & Dickson Street in Fayetteville. Fun nerd facts: ??At its high point, Hudson’s downtown generated over $163 million in revenue in 1954 ($1.2B today!) ??The store was bigger than the new building at 2,124,316 sq ft (1.5M new site) ??The store had 32 floors; at 410 feet, it was the tallest store in the world. ??51 passenger elevators, 17 freight elevators, 8 employee elevators and 48 escalators. ??Generated enough electricity to power a city of about 20,000. ??39 men's restrooms, 50 for women and 10 private ones for executives. ??705 fitting rooms, a world record. ??Dining rooms and cafeterias served an average of 10,000 meals a day - plus 6,000 meals a day for employees. ?? 200 departments across an incredible 49 acres of floor space ?? Carried 600,000 items from 16,000 vendors from 40 countries. ??Hudson’s was a major employer, with over 6,000+ downtown employees. ??During its heyday, it was the most popular site for Santa, and the sponsors of the Thanksgiving Day parade. ??After several failed redevelopment efforts, the storied building was imploded in 1998, and was an empty lot until new construction began.
