??? Project Completion Announcement ?? We are thrilled to announce the successful completion of a challenging project at a property in London. Here's a summary of our achievements: Initial Report: Upon initial inspection, we identified significant water penetration issues originating from the top floor toilet's water supply pipe. The leak had caused substantial damage to multiple levels of the property. Extent of Damage: Middle Level Damage: Water infiltration through walls and floors, resulting in visible damp patches and potential structural weakening. Ceiling Damage: Collapse of a section of the ceiling due to prolonged exposure to water, necessitating replacement of saturated plasterboards. Immediate Remedial Actions: To halt further damage, we promptly replaced the water supply pipe to the top floor toilet, effectively stopping the ongoing leak. Proposed Remedial Works: To restore the property fully and ensure structural integrity, our proposed actions included: Replacement of Damaged Plasterboards: All affected plasterboards on the middle level ceiling were removed and replaced. Repainting: Skimming and repainting of the affected areas to restore color consistency and aesthetics. This project showcases our commitment to swift and effective solutions, ensuring the property is safe and aesthetically restored. This must never, ever, happen again. The final report into the Grenfell Tower tragedy which killed 72 people in London has found that the tragedy was caused by decades of neglect at many, many levels by many parties. (An earlier report prepared by Dame Judith Hackitt has previously found that the UK building regulatory system was not fit for purpose.) The message to all involved in building across all countries is clear. Every single party from governments to regulators to building practitioners, product suppliers, building managers and others who are involved in building design, construction, operation, maintenance and regulation must do everything in their power to ensure that no other families have to lose loved ones as happened at Grenfell. #achitecture #construction #engineering #property #grenfelltower Bronwyn Weir Prof (Adj) Kim Lovegrove FRSN, MSE, RML. Khomasdal hive of building activity The City of Windhoek last month approved a total of 23 building plans in Khomasdal, the most in the capital. These plans were mainly for additions and walls, Simonis Storm (SS) says in its analysis on the latest building figures. In both Katutura and Goreangab, 16 plans were approved, predominantly for new houses. This suggests a focus on expanding residential infrastructure in these suburbs, SS says.? Otjomuise was the third most active area in Windhoek, with 14 plans approved.? Eleven plans were approved in Pionierspark, including two swimming pools alongside other construction projects.? Klein Windhoek and Wanaheda had 9 and 8 approved plans, respectively, reflecting moderate development, according to SS.? Academia and Olympia each have 7 approved plans, indicating a steady level of activity. Hochlandpark and Rocky Crest, with 4 approved plans each, show lower but still significant construction efforts, SS says.? Erospark, Okuryangava and Prosperita each had 3 approved plans, demonstrating ongoing but minimal development, the analysts said.? Brakwater and Cimbebasia had the least activity, with 1 and 3 approved plans, respectively. “Notably, all areas except Auasblick are seeing additions to existing buildings, while Auasblick specifically has one new commercial building,” SS says.

The roof is the unsung hero of your building! Every building has one, every building needs one. In fact a building without a roof isn't really a building at all and probably jealous of buildings that do have them! Admit it, if you needed a structure to protect yourself or your goods from the elements and could only build one thing, a roof is what you would build. Now I may be somewhat biased, since I happen to sell Re-Roof solutions but I think it's fair to say that a well designed roof is one of the top four features considered when determining the value of any building. So how's your roof? How has it withstood the wind and weather? How have the seams and fasteners withstood the expansion and contraction caused by temperature and wind pressure? Is it tight and dry? Is it insulated well? Is it protecting your business, your employees, your equipment and materials? All important questions for the owner of any building. For those of you that are blessed to have a commercial property in beautiful South Eastern Ontario, I am able to provide the very best metal Re-Roof solutions that exist in the industry today, with the Butler MR-24 roofing system! Here at Bel-Con Design-Builders we have been building commercial and industrial projects for 50 years and have been a Butler builder for nearly that long. We build buildings that work and relationships that last! Follow this link to take a look at just one of many successful re-roof projects that we have been trusted with over the years. Please consider Bel-Con for your future projects. We look forward to meeting you and to winning your business. https://lnkd.in/g5Xd7cD7

Back on the BBC again, on behalf of The Royal Incorporation of Architects in Scotland: https://lnkd.in/eMihXHPT The owners of these private houses find themselves facing very significant repair bills and are likely to find themselves unable to secure lending against the property because of the defect. They are therefore in an iniquitous position through no fault of their own. This is not, of course, the first time a similar situation has arisen. In the early 1980s, the Building Research Establishment (BRE) identified a number of house types built during the postwar period which had serious defects that would most certainly lead to eventual structural failure. In 1984 theGovernment introduced legislation to compensate owners who had bought affected houses from the public sectorunder right to buy schemes. It was deemed that the severe structural defects could not have been identified during surveys at time of purchase due to the nature of the properties – a situation analogous to RAAC. The Housing Defects Legislation allowed the Secretary of State to designate particular dwelling types as inherently defective and empowered local authorities to operate a Scheme of Assistance for all eligible owners, either by way of buy back or by way of repair. Some thirty house types were eventually designated as inherently defective. Legislation was enacted separately for England, Wales, Scotland (now repealed) and Northern Ireland but with the same purpose. Over 28,000 households were aided under the Assistance Scheme, with only a small number of eligible properties not taking part. Remediation was generally carried out using a system of repair which was licensed, inspected and certificated by PRC Homes Ltd, a subsidiary of NHBC. The RIAS believes that now is the time to consider the introduction of a similar scheme on a UK-wide basis. We've made a number of submissions at Holyrood and I dearly hope for the sake of householders that a solution can be found.

These kinds of stories do not instill consumer confidence and why Queensland Building and Construction Commission needs to have greater powers in conducting proactive and mandatory audits on apartment builds. Quality is king and these types of scenarios affect the whole industry. #buildbetter #consumerprotection
