Here's bit of a rundown on how the banks assess whether it makes sense to lend you money for your property purchase...also known as 'The 5 Cs of credit' Character: Refers to your reputation for paying debts on time and your willingness to repay the loan. Capacity: Is your ability to repay the loan, based on your income and existing debts. Capital: Means your net worth and the value of assets you can offer as collateral. Collateral: Refers to the property you're purchasing or using as security for the loan. Conditions: Are the overall economic conditions and how they may affect your ability to repay the loan. It is vitally important that banks / their litigation team take a lot of care to ensure that the chain of title re loan sales is correctly exhibited and that the documents aren't redacted too heavily so as to render them useless. Comm squad highlight. Even with a slow February market, in 2024 our team has handled over $200 million in transaction size so far. Tracking close to $250mm by month end. Anecdotally we saw a surge in order opening and traction on older files in March, across a mix of asset classes, various types of debt restructuring, seller carry, 1031, and traditional cash or loan files. We’ve also seen an uptick in variable rate and advanceable loans with sentiment that lenders or borrowers are hopeful of rate decline.
