Aire Park is a great and comprehensive redevelopment, and The Tetley building is such an important part of that, bringing it all together. "A sensitive and minimalist approach is needed" to proposals say Leeds Civic Trust, and there's a balance needed with this; heritage harm versus public benefit, historic preservation versus feasibility and viability. There's concern about extensions to The Tetley building, but it's interesting that there's equal concern about the treatment of its interior features. It serves as a reminder that heritage is as much about what you can't see from the street as much as what you can. #Leeds #AirePark #Tetleys #Heritage https://lnkd.in/egbpT26B

Development Projects I'm Most Proud Of: Chater House, Roman Road, Bethnal Green This is going back a while. It was the 1990s and I'd just moved from Southampton to London and taken on my first team manager role for South London Family Housing Association. I was given this project to take on a somewhat 'unloved' ex-Council block and turn it into a Shared Ownership scheme. I felt that, to make a success of this, some imagination was going to be required. Working with the Employer's Agents and Architects, we put a lot of work in to the design. We picked up on some elements of the architectural style of the existing building and settled on an art-deco theme to build upon. The flats were re-configured, and this resulted in creating a couple of maisonettes at the end of some of the upper floors. Space was at a premium in these, so we created maisonettes with spiral staircases (I can't imagine making a choice like that now!). I also remember we paid a lot of attention to the interiors of the new lifts in the block, including installing a faux-walnut finish. All the front doors had port-hole style round windows in them. It wasn't the cheapest refurbishment, but it stacked up financially, and it looked what I considered to be very attractive at the end of the job. The proof of the pudding was in the sales, which were impressively quick. I looked the building up and found the photo below on Flickr. I think the building still looks attractive decades later, and the flats seem to be holding their value on the resale market. For many years since, I've frequently asked colleagues what the USP is for the individual schemes they're working on. Design matters. It's what gives places longevity and enhances people's lives. I know that there's a shortage of affordable housing and an ambition to deliver more at volume, but let's not just throw up ugly crap that we'll be ashamed of as our careers reach maturity. There are lots of projects ongoing where people put the effort in to creating an attractive place for a community to thrive, but that's not always the case. Like me, later in your career you'll want to look back on projects you've been involved in and enjoy a little heart swell about places where you really made a difference. Make it happen! I seem to remember the Architects and Employer's Agents were Baily Garner LLP. #AffordableHousingStory

I think Paul Read is right. It would be fantastic if people in the UK affordable housing sector shared something about schemes that have been career highlights and explained why. I tag Paul Read to go first, as it was his idea! He can tag others to contribute next! It will be interesting to see if there are common denominator or surprising factors that could benefit affordable housing going forwards. #AffordableHousingStory

When people talk about old buildings/houses they normally think about Victorian or maybe Georgian the mass produced housing of its time. More often when I'm talking about true sustainability I'm think of buildings like this. Occupied, reused, remodelled and still going! Our historic buildings have always changed to meet societies needs. They are often resilient, sustainable and capable of adaptive reuse. #climateaction #maintenanceisresiliance
Is this the oldest house in England? Saltford Manor House in Somerset is a Norman house dating from around 1150. In 2003, it won a ‘Country Life’ contest to find the ‘oldest continuously inhabited house in Britain’. In the medieval period, the Earls of Gloucester owned the land on which the manor was built, but it’s most likely that a tenant constructed the building. Major remodelling occurred in the 15th century when a large chimney stack was inserted, and the ground floor was modified to form further high-status rooms.

Historic properties are interesting. On the one hand, sometimes historic properties are not necessarily architecturally 'interesting' properties. This particular house we built was nice on the inside but on the outside, it is a basic look with nothing of particular note per say except maybe some trim aspects and if you don't like stairs, the low front porch is a winner. It was a nice wide porch though so that was welcomed. What was also interesting is it was new construction which is fascinating being it was a 'historic' home. Historic new construction just has a weird ring to it. Brand new old looking? May have to work on adding the 'aged' look a little bit more but we can start here for now. The good news about historic properties is by their nature, they do tend to have the potential for higher profit margins and/or higher desirability. The downside is more preparatory work is typically needed meaning they take longer to get done. And sometimes the neighbors can be very picky. Pick you historic projects wisely should you go down this road in the remodel/new construction space.

Exciting News: Full Planning Permission secured for Alterations and Extensions to the?Former Beales Department Store in Bournemouth! ? We're thrilled to announce that tor&co has secured full planning permission for the transformation of the iconic former Beales department store in Bournemouth into a vibrant mixed-use scheme! ? This project will create: ? 130 new residential flats 3 hybrid-use commercial units across basement and first floor A gym and swimming pool across basement to upper ground floor 42 parking spaces on subterranean levels, accessed by two car lifts? ? tor&co provided a comprehensive range of services for the private client, including architecture, planning, heritage, landscape architecture, and viability expertise.? ? We worked collaboratively with BCP Council and consultees to navigate the complex constraints including the close proximity to multiple designated and non-designated heritage assets, including the grade I listed St Peter’s Church. ? The consented scheme retains the existing building’s core structure and introduces many design features which nod to the historic design. The development was praised by the case officer for its efforts to preserve the non-designated heritage asset. ? This development will not only help to address Bournemouth's significant housing need but also revitalise the building through the re-instatement of commercial uses at ground floor, animating the building throughout the daytime and into the evening.?The substantial public benefits were considered by officers to outweigh the harm identified to heritage assets. ?? #torandco #planningpermission #mixeduse #redevelopment #bournemouth #housing #heritage #urbanregeneration

Wynwood has blossomed from a neglected industrial area into America’s most vibrant neighborhood, seamlessly integrating repurposed warehouses with lively new developments. The district’s curated graffiti murals and artistic designs have made it a cultural epicenter. This transformation is a testament to thoughtful planning guidelines established by Wynwood’s property owners and Miami city planners a decade ago. These rules prioritize a dense yet human-scale environment, distinguishing Wynwood from Miami’s towering urban landscapes. The tower plan, by Bazbaz Development, calls for 544 apartments and even more cars and parking, or 621 spots, at North Miami Avenue and Northwest 21st Street. That would effectively bring a downtown Miami density to narrow Wynwood streets already nearly overwhelmed with traffic and infrastructure that has barely kept up with the current wave of redevelopment.
