How are developers and investors handling Massachusetts’ housing crisis? Here are some hints: ???, ??, ??, ?? In the current economic climate, it’s no surprise that construction and operations costs are a major concern. Yesterday I attended Bisnow’s Boston Multifamily Summit where I heard developers like Leggat McCall Properties, WinnCompanies, and CHARLESGATE speak about financing and constructing multifamily properties in Massachusetts. The main takeaways: - Developers need to get innovative with construction techniques like modular or semi-modular construction ??? - Developers need to engage with the public, especially project abutters, early and often to garner public support and, subsequently, new tenants ?? - Developers need to make use of existing and future public funding programs such as HUD’s Low-Income Housing Tax Credit (LIHTC) program and new initiatives through the Housing Bond Bill ?? - Tenants are more likely to renew their leases or spend a bit more on rent if their building is pet-friendly; some tenants want to see pet-friendly amenities like pet wash stations or even dog-friendly bars! ?? #multifamily #construction #developers #massachusettshousing VHB

The number of privately financed residential multi-family plan filings in NYC continues to drop to nearly zero. The plans that are being filed are basically for condominiums or for affordable projects that receive tax exemptions other than 421-a. Almost no new plans are being filed with the Department of Buildings for privately financed multi-family rental projects, other than for two and three family homes on Staten Island. Developers, along with city and some state officials, are counting on a housing package in a final budget deal to reverse this decline. What can we say?
