Well, there's no doubt that, um, COVID alone is kind of helped help illuminate what to expect is available and the innovative market of hoteliers, especially independent hoteliers, you know, they created glamping and, and luxury travel that's ego oriented and they did it because we had to isolate and it just accelerated it. But it also maintains now after COVID, it's not going away. So you see companies like Marriott buying brands of outdoor venue sites, right, which they just announced. Couple of weeks ago to add to their portfolio, I'd see an acceleration in that, but also see it like if you look at SH hotels, one hotels and tree house, I mean the people behind these very ego centered brands and properties, they're the same ones that develop Starwood as a hotel group and created how cool W was when it first came out in the market and all these great brands because they saw something that wasn't being well captured and now they're putting all their effort into these super sustainable. Hotel developments and I think that's a precursor to where the industry likes to follow because we kind of heard mentality of it, right. So I think we we're seeing now what's going to become a bigger proportion of the market within five years.
