I had a fantastic time at the Property Portal Watch conference. Simon Baker, you've done an amazing job bringing us together! Three days of networking, reflecting on the industry, and learning from peers, investors, and analysts provided invaluable insights. My key takeaways: 1° Marketplaces remain highly attractive to private equity. Recent global transactions (Adevinta, KKR with Axel Springer, EQT Group with PropertyGuru Group, CoStar Group, REA Group with Rightmove, idealista, etc.) demonstrate continued interest and speculation about future exit strategies. 2° AI: Buzz or not, time will tell. While there's potential to enhance the consumer experience, large-scale implementation is still in its early stages. Property Finder might lead the gang ;) Great presentation by Ozan Sayar on our pricing model. 3° Stay focused on the core. Major players haven't ventured deeper into getting closer to transactions. Innovation is driven by startups facing challenges in reaching scale and securing inventory (the basic of marketplaces). Rather, like the graceful waltz, it's an art of understanding rhythm and dynamics and mastering a few well-orchestrated moves. Listen in ??, 1?? Timing is Everything: Just like with a great joke or fine cuisine, in real estate, timing is the axis on which success revolves. 2?? Know the Neighborhood: Every property is a narrative, with its chapters influenced by the pages of its locality. Tattoo the pulse of the neighborhood into your investment strategy, dear investor. 3?? Market Trends: Mastering market trends is not akin to taming a wild stallion ??, it's more about embracing the winds of change. Understand that trends are irons to be forged, not floods to be feared. Now, the cynic might dismiss these as oversimplified, and to that I say - Yes, indeed! Real estate is often wrapped in a cloak of complexity, but once you unravel the knots, it's essentially built on simple principles, bolstered by informed decisions. Many of these customers don’t have the people resources to deal with new software implementations. They are looking to buy one new software that can replace two others. It’s critical for founders to cultivate a deep understanding of competitive landscapes and get familiar with customers’ current tech stacks and integrations."
