Have some respect for these folks If you are in real estate you know your Asset Manager is the backbone of the deal coming in and through the length period of managing this property ?? When do you get your asset manager in? As soon as you identify the deal As the deal is being underwritten What if I don’t have an Asset Manager in the team? You must hire a third party Asset Manager And your third party Asset Manager needs to be on speed dial He/she must vet the deal as you are underwriting it as well Why do you want the Asset Manager so early in the deal? Two BOLD reasons ???? 1) Review your business model and the CAPEX put aside 2) They can help pick the property management because you don’t want your Asset Manager to work with a property management he/she doesn’t trust How do you pay them while looking into the deal? This may not be too popular I know but it will strengthen your confidence getting into deals You can pay them a consultancy fee if the deal is not acquired Or give them a small GP percentage in the deal if acquired This way you win your Asset Manager though thick and thin How do you pick a third party Asset Manager? Ensure he/she has managed multiple deals over the years and has seen property through the full length cycle from ACQUISITION to DISPOSITION If entering a deal as an LP make sure the GP team has a solid Asset Manager that will advocate for you What would you add? Multifamily Workshop Series Post 8 of 10 The main goals of asset management include maximizing value, maximizing returns, and minimizing risk. The responsibilities of an asset manager span the three pillars of acquisitions, ownership, and disposition. I mentioned during the presentation that investors may want to consider asking sponsors for some samples of their ownership models when considering their next investment. Most sponsors will show the underwriting models, but what about ownership and disposition? You could argue how they have managed previous assets and handled new information during the ownership period is far more important than a projection before ownership. If they don't have models to track the performance of the assets they own and run multiple scenarios throughout their ownership, they may be more passive beneficiaries of market forces rather than active asset managers capable of navigating challenges. ------------------------------------------------- I recently held a two-day workshop for new multifamily investors, covering key areas such as financial analysis, deal structuring, and asset management. While each topic could have merited a comprehensive course on its own, I believe we achieved a comprehensive overview. The goal was to enable investors to ask pertinent questions and delve deeper into areas where they needed more insight. Asset Management vs Property management Multifamily deals are made or broken at the asset management level. After three decades of being in the real estate business there are a couple of things, I have learned that make more sense today. The property management team and boots on the ground never get enough credit.?Working through the day-to-day activities with leasing, repairs, tenant struggles, collections and evictions is never easy.?Even though this is the basis for efficiently running a property and adding value, they are the forgotten few. ?These teams are often pulled in several directions helping tenants and making a difference in the community. But asset management is the basis for success.?Owner operators need to pay special attention to the details.?When a property is first acquired it is important during stabilization and cap-x projects to work with your boots on the ground weekly and sometimes more often.?As a property is stabilized asset management calls can become a bi-monthly task. Effective asset management increases the net operating income (NOI) of a property.?At a 5.5 cap every, one ($1) dollar of NOI that is added to a property increases the value of that property $241.00.?How many $241 dollars do you want to add to a property during the hold period? ?
