As I've been saying for years, insurance will be the leader when it comes to reacting to global warming and sea level rise. As more neighborhoods get flooded by either extreme storms or weekly by normal high tides, insurance companies will pull out leaving properties worthless and unsellable. Now, this is added to the problem. The collapse of the Champlain Tower South in Surfside?due the deterioration of its foundations and supports from increased exposure to salt water has resulted in HOA's assessing condo owners' tens or even 100s of thousands of dollars for new structural inspections. Most won't be able to afford this or the increased insurance rates. And yet! Developers keep building in South Florida and even in South Miami Beach and people keep buying.
