Perhaps the Asset Class of Commercial Real Estate that remains the foggiest is the office sector. The Wall Street Journal is reporting a rise of employees being called back to offices. Covid accelerated the remote and hybrid work options for employees. Many have balked at being required to return to an office on a daily basis. That in itself is an entirely different subject. The reality is evaluating the office sector is similar to retail assets. It should be market and asset specific as one size does not fit all in the discussion. Finally, employers are no longer reluctant to do so at the expense of losing employees. Earlier this year, I had the opportunity to speak with The Australian and news.com.au about the pitfalls of mandating full-time office attendance. As the discussion escalates and we now see more companies like Amazon, Tabcorp, and others calling their staff back to the office full-time, I stand by the comments I made in January - that the motivation and the 'why' behind these decisions are key. Mandating an office return without a clear purpose risks disengaging employees and overlooking the benefits of flexibility. It’s essential to consider whether full time office attendance is essential, as well as to communicate the value that both scenarios (WFH and WFO) bring, not just to the business, but to the teams and individuals themselves. Whether it’s fostering collaboration, building culture, or driving innovation, there always needs to be a compelling reason for employees to embrace any sort of change. As companies continue to navigate this shift in 2024, those that focus on why they’re making these decisions will be best positioned to maintain motivated, engaged teams.
