Santosh George, ASLA, MLA thank you for the invitation to speak tonight with the Greater Dallas Planning Council on housing challenges within the Dallas / Fort Worth area. What a great panel including John Schrader, Amruta Sakalker, PhD, Dr. Sana Syed and Gus Khankarli. A couple of takeaways: 1) We are growing from 8 to 11 million people in DFW by 2035. Most of the growth will happen on the far suburban edges making it critical for these areas to have dense mixed-use employment centers to help offset traffic. 2) Creating middle - missing housing is hard, remove the obstacles like parking requirements and costly permit fees. 3) Education - Education - Education, at all levels to have people understand that density is good for everyone. That density can be in the form of smaller middle missing housing to higher mixed-use buildings. 4) Roads define what can physically happen in development. Current standards are very suburban and support cars, only. We need to flip the switch and change to more context driven complete streets to force development to engage the streets in urban placemaking, not parking lots and backs of homes. 5) Many people are excited about Forward Dallas Lawrence Agu III, AICP, Assoc AIA and the vision it is giving residents to have voice in shaping policy and planning in the city. It is important to have these discussions and challenge ourselves to work for creative housing policy and development to make our cities beautiful places for residents to live and enjoy.

If more than half of people housed end up back on the streets what on earth is the point of housing people in the first place? We’ve seen first hand just how difficult it is being housed. It feels like we’ve been planning this panel for 18 months (wait! we have been planning it this long). But the day is tomorrow and the event is sold out. Missing Middle development is like Walkability. It’s how our cities were created. It’s the bones of every beloved neighborhood in Denver. Yet, like all other successful city building blocks it has been engineered out, zoned out, priced out, and deemed illegal. Tomorrow we will unpack why that is and how to bring it back. I only hope that the new Denver administration and the City Council act on the 2019 Blueprint Denver policy recommendations and implement Missing Middle housing throughout the city. #CityForAll https://lnkd.in/gTpPtsQM

Pictured below is Chris Denson of the Georgia Public Policy Foundation addressing Tuesday's luncheon meeting of the Dalton Rotary Club. The topic of Denson's presentation was the cost of regulation in Georgia housing. I think we can all agree almost every corner of America is suffering a severe housing shortage leading to a host of social problems. I think we can also agree more stringent building codes increase the cost of housing. However, just as safety measures in motor vehicles and aircraft increase the cost of those products, the return in the form of greater safety, whether we're talking about your vehicle, flight, or house, is well worth it. In the same way, code requirements enabling houses to withstand natural disasters like earthquakes and hurricanes are worth the cost but only in areas susceptible to such threats. Even requirements towards energy efficiency, although not designed to save lives, save a lot of money in the long run. I somewhat agreed with Denson as to the cost of aesthetic requirements like banning vinyl siding or mandating brick facing. Although not necessary, I see such requirements as a local government public policy decision. Not sufficiently addressed was the cost of zoning regulations mandating large lot sizes and single family detached homes. This increases the cost of housing, limits options, and runs contrary to present market demands. The time of large families and "Ozzie and Harriet" suburban lifestyles are fast becoming a thing of the past. Both first time homebuyers and empty nesters seek denser housing closer to cultural, retail, and dining amenities. Such options do not require building new neighborhoods from scratch but can be realized by providing incentives encouraging urban infill redevelopment. That not only benefits residents of such neighborhoods but their local government due to the reduced cost of providing services in denser areas and often without having to construct new infrastructure.
