I had a great chat with the SMH about my local suburb, Turrella. My principle complaint? I have to leave it to do basically anything. That's why I'm excited by the opportunity of the TOD program to increase the density - and amentity - of my area. “You can’t walk to any of your daily needs in Turrella. I have to get in the car to do anything. I want to go to the shops, it’s in the car. I want to go to the park, it’s in the car. I want to meet up with friends, it’s in the car. I want to go to a cafe for breakfast, occasionally it’s here,” he says with a coffee from the Hot Grind, “but it’s generally in the car”. I think too often our debates about density focus on what buildings look like, and not enough on what communities feel like to live in. Exciting news for San Francisco! Stonestown is set to become the West Side's largest housing development in 50 years! The plan calls for 30 acres of surface parking lots to be developed. There will be 3,500 new residential units in buildings ranging from four-story townhomes to 18-story towers, including a 200-unit "senior village." It will include six acres of parks, a town square, and a plaza to host the neighborhood's farmers market. About 20% of the housing will be below market rate. A new 20th Avenue will cut through the center of the property, with about 150,000 square feet of shops, restaurants, and entertainment. And don't worry about parking; it'll be moved underground and into parking structures for a cleaner look. How do you feel about this transformation? Community benefit – providing something that benefits the community in return for being allowed to build more floorspace – has been a hot topic in recent years, albeit some of the benefit claims have been ‘rubbery’ at best. Here, in Bologna, a community benefit scheme has been running for around 900 years. A housing crisis back in the day precipitated a ‘deal’ that portici (that’ll be colonnades to us) be established to enable buildings to sail out over the edge of the street to deliver more floorspace and, in return, provide shade and shelter to pedestrians – a tangible and enduring benefit. The result is a city that is unique and comfortable. 62kms of portici means that apart from the inherent architectural elegance, you can pretty well walk from one end of the city to the other without getting wet or fried; something that is increasingly important in the context of a more severe climate …
