Young people at @tokkoyouthspace are celebrating their newly renovated space made possible by the #YouthInvestmentFund Department for Culture, Media and Sport. It’s a vibrant and modern youth hub designed by young people, for young people. It’s a safe and welcoming space where young people can have fun, explore their passions, make friends and gain valuable skills for life and work. The grant has paid for a major renovation of their five-story building, opening up the space, making it accessible, and helping them to reach more young people. The inspiring new hub includes a modern and accessible kitchen, a new digital hub, an art room, a newly refurbished gym and climbing wall, and lots of room for training and counselling. There’s even a roof top garden will be transformed into a green space in Spring 2025. And they have a brand-new young parent project for under 25s with young babies and children, with beautifully designed 3D child friendly graphics. Building Community, One Creative Deal at a Time ?? I’m so excited to share a bit about what’s been happening in the new Open House Education community I started in August. This group is for women interested in creative real estate, and I’ve been blown away by the connections, ideas, and support we’re already building. Today, one of our members, Alison Heathcote, shared a super creative and unique investment opportunity she’s been eyeing—a bed & breakfast/Montessori school in her hometown. She gave us the full breakdown: the numbers, how she’d boost revenue, and what she’d need in a partner. Watching her confidence and vision come together was incredible to see. "I look for properties I can make better—something with untapped potential. This place is already profitable, but there’s so much more we can do." – Alison ?? What I love about this group is how real the conversations are. We’re not just talking theory—we’re sharing real opportunities, asking important questions, and helping each other figure out next steps. For example, Alison highlighted how important it is to have a partner who "nerds out on the financials" while she focuses on the creative and operational side. It was a great reminder that finding the right partners can make all the difference in an investment. ?? "This is why I want to get my finances in order—so I can jump on opportunities like this in the future." This came from one of the other members listening in! ?? Whether it’s turning homes into rentals, managing short-term properties, or buying with friends, everyone is on their own unique path, and we’re all learning from each other. This community is about so much more than real estate. It’s about creating a space where we can take risks, share ideas, and make moves—together. ?? Celebrating 20 Years of YEP! Youth Engagement Planning ?? Our founder Corrin, reflects on that last 20 years: "Two decades ago, I founded YEP! Youth Engagement Planning with one mission: to amplify the voices of young people in shaping the communities they live in. As a city planner, I realized early on that the future of our cities is too important to leave out the perspective of the next generation. But here’s the truth—youth are not just the future; they are the now. Often it was said that "children should be seen and not heard", but I feel that so much is missed when we do not hear the voices of our children. My background and BS in Architecture has deeply influenced YEP!’s approach to youth engagement. With hands-on, fun, loud, and interactive learning at the heart of architectural design, I saw the value in applying this same method to our programming. Whether it’s through building models of their dream cities, planning walkable neighborhoods, or imagining vibrant, colorful public spaces, we empower young people to roll up their sleeves and get actively involved - usually we are doing our best learning sitting on the floor! By blending creativity, problem-solving, and real-world challenges, we create opportunities for them to see the impact of their ideas in action. Through YEP!, I’ve worked with incredible young minds, educators, and planners to inspire civic engagement, foster creative solutions, and show students that their ideas MATTER. These experiences have significantly shaped me as a planner, reminding me that every great project starts with listening—especially to those whose voices might otherwise go unheard." Huge shift in recent years to smaller homes that are receiving higher fee’s allowing them to make it pay. With less staff and less YP it’s a fair argument to say it’s more achievable to be Good / Outstanding (Before I get lynched I’m not saying it’s easy maybe just easier!). Do smaller homes give a better opportunity for the YP to grow/learn/achieve?. Only time will tell but let’s hope this change is a positive one ??. Smaller homes most definitely take a bigger chunk from the local authority pot of money but it’s a great trade off if we see better retention of YP in the homes and better transitions into adult life.

This number represents the average size of the children’s homes we’ve partnered with in 2024 – just over 2 beds per home. ?? What’s driving this trend? There seems to be a noticeable shift away from traditional 4-bed homes toward solo or 2-bedded occupancies. While we don’t have the exact data, our mental notes and experience suggest this has been a significant change in recent years. ?? At TTG, we take time to understand our clients’ matching processes and business models, which are key to determining if a partnership is the right fit. While we remain impartial about whether solo or multi-bed homes are better for young people, we value how each client approaches what works best for the children in their care. ?? It’s an interesting debate: with profit removed from the equation, what home size do you think works best for young people overall?
