My abridged thoughts on our local markets: In Bucks County, Pa., and Hunterdon and Mercer counties in N.J., quite a few homes still sell for more than list price, though I am noticing price drops for some higher-priced listings. Inventory simply is very low, especially under $1.5M. Recently, in Solebury Township, Bucks County, several well-located but "need everything" properties have sold above asking and all above $1M. Again, these are properties that buyers will invest an additional $1M+ into to restore or rebuild, which speaks to the confidence buyers have in the Solebury market and the desirability of this area, so well located between NYC and Philadelphia with easy access to the Jersey Shore. My final thoughts here concern a "bread and butter" segment of the market: first-time buyers. Despite higher interest rates, these folks remain quite active in the market -- you can't miss the lower mortgage rate you never had, right? As many of you have read or heard in the news this past week, there are some changes in the paperwork for listing and buying a property along with a change in how agents representing buyers are paid. This is generating questions from quite a few people I know, even though they are not actively listing or buying a home. If you are one of those people, message me and I can explain the changes. In the meantime, buyers are still purchasing, homeowners are still listing properties and interest rates have dropped a wee bit. Inventory remains low in Central Bucks and Hunterdon counties, but there is perhaps a little bit of pullback by buyers on homes where prices are simply over the mark.

November 2024 Stats are in and we have the numbers! ?? ?? The Dallas-Fort Worth (DFW) residential real estate market showed notable year-over-year growth across key counties. Collin, Denton, Dallas, Rockwall, and Tarrant Counties are seeing rising home prices, more active listings, and slightly longer market times. ?? From Collin County's 19.6% jump in new listings to Tarrant County's 6.7% rise in average sales price, the market is buzzing with activity. Overall, the market remains dynamic, with increasing inventory, longer selling times, and rising prices reflecting a shifting balance between supply and demand. The DFW Metroplex is poised to lead the nation as one of the hottest real estate markets in 2025, driven by robust demand, strong economic growth, and an influx of new residents and businesses.
