What does incremental development look like for corner retail? It looks a lot like this mixed use proposal here in Indianapolis. This project by SEND CDC at the corner of Orange and East in the Bates-Hendricks neighborhood envisions a thoughtfully designed, approximately 3,080-square-foot, two-story mixed-use building fronting South East Street. The ground floor will feature neighborhood commercial space, while the second floor will offer two three-bedroom residences—a unit typology not typically offered by larger developments. To the east, a second two-story building adds more residential opportunities, including two three-bedroom units connected to a single-family studio dwelling and six parking stalls. Despite being designated as an “urban village” placetype in the comprehensive plan, the development still requires a variance from 11 required parking stalls to 6. Thankfully, it appears the city is working with the developer on this. Huge kudos to Blackline Studio and Scott Perkins for the intentional and thoughtful design work.
