The event brought together top leaders in retail ownership, development, & finance to explore the latest trends & challenges in the retail market. Here are some key takeaways: - The retail sector is one of the most fundamentally sound investments right now, with high rents and low occupancy. ?? Historically low vacancy rates in all retail sectors are pushing retailers to rely on second-generation spaces and driving up rental rates. ?? The “triangle of prosperity” – Las Vegas, Phoenix & SoCal – is booming, making it a prime area for retail growth in the West. ??? Construction costs are at record highs due to rising energy & economic factors, creating barriers for new development. ??? Retail dealmakers and industry experts came together this week at the?ICSC@WESTERN?conference in Palm Springs, California.?Slatt Capital?team members were among the attendees digesting insights from dozens of insightful panels spread across the 3-day event. The following is a selection of our key takeaways from the event. - While attendance was down slightly from previous years, the general consensus was that the core group of brokers, developers, tenants, lenders and service providers that attended found it very valuable. - Retail remains a very desirable asset class from institutions and individual investors alike. The struggles of aging malls and e-commerce and the storms of the pandemic are in the rear-view mirror as retail has emerged as a survivor asset class. - Several local and national legislative issues threatening the retail sector, including increases in minimum wages for retails, additional environmental regulations at the property level as well as throughout the retail logistics sector, and underwriting for “political risk” of all types are affecting some markets more than others. - There is some early but shared concern over property expenses such as real estate taxes and insurance and the ability for some tenants to continue to weather increased costs. Some early distress in reimbursements and CAM charges can be seen along the margins. - Institutional interest in retail is expanding into smaller properties, such as portfolios of single-tenant assets and individual unanchored strip retail investments nationwide. - Tenants are unafraid to experiment with new concepts and abandon old business models in the face of new data or consumer trends. Adaptability is enabling survivorship and thriving, while those who are slower to adapt are materially behind and more vulnerable to headwinds. - Lending for the sector is plentiful, and terms are improving. Several investors commented on receiving interest rate spreads that rival the bottom of the market in 2021 and any further downward movement to US Treasuries should spur additional investor interest at lower coupon rates. - The retail movers and shakers are a largely aging population but there is more confidence that the younger folks that are ready to step in are sophisticated and any generational transition should be successful. Mall Occupancy is Seeing Shifts Due to Macy's Closures and Post-Pandemic Consumer Expectations The future of malls is shifting. Macy's announced that it will be closing 150 stores over the next few years; other stores like The Body Shop and Express have announced bankruptcy; and inflation continues to soar, where it currently stands at 3.5% for the consumer price index. Continuing last week's theme, here's a few new thoughts on Austin retail real estate for the week. 1) South Congress -- First, let's start with one of everyone's favorite Austin retail topics. Nicole Wimberly and I had an interesting meeting with some stakeholders on South Congress this week. We are seeing landlords continue to be very selective in regards to which tenants they choose to engage. That being said, pricing on South Congress is starting to hit levels where we are seeing tenants start to balk. Are we seeing the tenant pool start to shallow for South Congress? Will this cause landlords to become less selective? It remains to be seen, but it does feel that South Congress is at something of an inflection point. 2) Austin "Third Place" -- A recurring theme that arises in conversations that I have with other brokers and developers is the need for Austin to develop a "third place" in the urban core outside of South Congress/Downtown and The Domain. Austin is primed for a thoughtful project that has critical mass especially in the area around 38th Street. If someone can crack the code for an attractive, well designed, well thought out retail project in this area, I know that demand will be tremendous from some excellent operators. 3) Round Rock -- last thought for the week. I have recently been traveling a couple of times a week up to Old Settlers Park in Round Rock for youth sports. The amount of business transacting at the restaurants at IH-35/Old Settlers in Round Rock is astounding. I love Round Rock as a market, especially that intersection for my F&B clients. With ICSC's biggest event of the year around the corner, the country's top talent in #RetailRealEstate will be meeting to network and shake hands on new deals. One topic, expected to be top-of-mind, is the #Retail inventory shortage, which has led to stable and growing rents in most markets, across the country. Like with the #NationalHousingShortage, this shortage in retail began about 10/15 years ago when direct-to-consumer shipping became a major competitor and disrupted the traditional retail model. Since that period, there has been less retail #development, which has led to today's shortage of inventory. While the number of buildings may change, the one thing that has held true, is that the consumer will have a certain proclivity to shop in-person.
