The City of Langley is creating a a new Zoning Bylaw that will update the existing Zoning Bylaw that is over 25 years old, and build on the OCP's direction to set specific requirements on building design, land uses, and more. As part of this process, an online survey is now open (until December 5) to gather input and thoughts of residents and businesses. The Langley Chamber's Government Policy Committee is reviewing the survey and will be making a submission, but we encourage individuals to do so as well. The survey asks for input on issues such as allowing cannabis retail in the City, parking requirements for new builds, zoning to allow for childcare, allowable housing size and other issues. Feedback received as part of these public engagement activities will be used to help develop the draft new Zoning Bylaw. Why are those middle of the road housing options MISSING.?.? Maybe it’s because the easiest option is often not the best one… and if it was easy, EVERYONE would be doing it! As we address the global housing crisis, we need more cities willing to take the steeper climb and harder road of zoning changes that allow for critical missing middle housing. We need more developer willing to get creative and think outside the box of standard design and big profit margins to see the wealth of opportunity in missing middle development. Boston passed what may be the nation's first effort to add fair housing requirements to its zoning code back in 2021. The policy requires developers of large projects to assess possible impacts on area residents historically discriminated against and to take steps to reduce those impacts. With the policy on the books for three years now, this article assesses what is and isn't working.
