Check out this eye-opening report by the National Housing Federation (NHF), Home Builders Federation (HBF) and Savills. It reveals a significant gap in the UK government's goal to build 1.5 million new homes. Without urgent government action and funding, we could miss the target by almost half a million homes, equivalent to a whopping 30% shortfall. By bolstering financial support through a sustainable rent agreement and an improved Affordable Homes Program, local councils and housing associations feel empowered to create long-lasting solutions to address these issues and accelerate construction. The challenge is: Funding shortfalls: without significant government support for social housebuilding, providers cannot meet the target of building 1.5 million homes. ??Financial Uncertainty: the aftermath of tragedies like Grenfell and the legal requirement to address issues such as dampness mean that billions are being spent just to maintain existing stock. Rising repair costs: with providers spending more on repairs, they have less available for new developments. Decreased rental income: cuts to social housing rent prices over the past decade uncertainty make it difficult to predict future income and affect budgeting for new acquisitions. Limited supply of suitable homes: many developments are focused on one-bedroom flats, while the demand for larger-family homes is increasing. Sleep-walking into missing what is really just a minimum requirement for the number of new homes the country needs will have massive consequences for people in desperate housing need, and hold the economy back too. Time for greater clarity on how the government intends to address the worrying findings in this report. Greater certainty on rents and the future of the Affordable Homes Programme are key, as we’ve been arguing at The Hyde Group.

There are two ways to interpret another great piece of research from the National Housing Federation and its partners. One could say ‘of course the government isn’t going to reach its target’ - the other is to focus on bullet point 2: the gap can be met by funding affordable housing. This is where chasing numbers and meeting need can actually work together… so the question is: will government fund a pathway to growth through an affordable housing programme that addresses real housing need, the economy, and ultimately the growth mission?

Consultation with industry?must be central to the conversation. As builders, we have a front-row seat to the real-world impacts of fees, zoning and permitting delays, and construction regulations. ? The Canadian Home Builders' Association of BC voice is vital in shaping policies that are?effective and realistic, helping to balance the needs for affordability with the sustainability of the housing market.
