Sold my last house in SC last week through one of my favorite brokers, Whit Suber. I cold called Whit on a 3-bedroom listing at The Retreat Columbia in 2018. He gave me the whole story behind why those rentals were trading at such high cap rates and encouraged me to wait for a 5-bed, so I told him to call before listing his next one. That would have been the last time I heard from most brokers. Fortunately, Whit did call, and I bought his next three 5-beds. Tucker also bought 2 houses from Whit, and we later raised money to buy 13 more as part of Sweetbay Capital’s first deal. Point is, that was probably the 300th similar call I made looking for my first pure-play investment property. Most were dead ends. That one ultimately generated more income than any job I’ve ever had and led to starting a business 3 years later. It wouldn’t have gone that way without me calling Whit and him calling me back when he had a deal. #realestate #investing #multifamily #privateequity
