Johor, Sarawak and Penang (and I would add southern Kedah surrounding the Kulim Hi-Tech Park, and soon to come, northern Perak with its upcoming industrial estate development) are becoming important growth areas in Malaysia, beyond the usual KL and Selangor. Johor, for its proximity to Singapore and huge growth in data centers, AI/tech investments, heavy industry and petrochemicals. Penang, for its massive semiconductor ecosystem. Sarawak, for its green energy and heavy industry and petrochemical/LNG sector. It is always better to spread the growth around to reduce intraregional inequality. https://lnkd.in/gnr4GwA8

In a recent interview with The Edge Malaysia, Choon Siang Tan, CEO of the manager of CapitaLand Malaysia REIT (#CLMT), shared insights about the Trust’s strategic pivot towards industrial and logistics assets to diversify its income streams and enhance the resilience of its portfolio. Malaysia has emerged as a favourable China-plus-one destination as businesses diversify their supply chain activities. This is amid an anticipated increase in industrial activities, particularly in Penang and Johor. The upcoming Johor Bahru-Singapore Transit System Link and the Johor-Singapore Special Economic Zone are expected to further stimulate industrial activities in Johor. CLMT currently owns two logistics assets, namely Valdor Logistics Hub in Penang and the Glenmarie Distribution Centre in Selangor. It also expects to complete its acquisition of three factories located at the Nusajaya Tech Park in Iskandar Malaysia, Johor, by 4Q this year. On the retail front, CLMT has seen improvements in the performance of its Klang Valley malls through its proactive asset management and leasing efforts. IOI PROPERTIES PLANS MORE INDUSTRIAL PARKS IOI Properties Group Bhd is going to launch its IOI Industrial Park at Banting, Selangor by the second quarter of next year and is planning another one in Melaka that is expected to be launched two quarters later. This means the group will have three industrial parks by the end of 2025, as it has an existing industrial park in Iskandar Malaysia, Johor.
