Today's CCIM Central Texas lunch was a fascinating panel of data center and power experts. Here are a few takeaways. ?? ??? Cloud computing drove the first wave of data center development and AI the second and current wave. AI has doubled the demand for data centers. There was discussion about the role of crypto mining operations. They're similar to data centers in power demand, but different in terms of purpose and users. ?? ? It's an arms race right now to find sites for data centers. The best sites in cities like Dallas, Austin, and San Antonio are taken. That's sending data centers to tertiary markets to take advantage of lower land costs, easier permitting, and smaller towns that welcome the economic opportunities and tax revenue. ?? ?? Power demands are huge, as we know, and data centers development is taking off. On the supply side, there is a long queue to build power generation facilities in Texas. It takes a lot longer to build a power plant than a data center. The solution? On site power generation at data centers.

With the explosive growth and disruptive innovation underway in the data center economy, we are witnessing incredible opportunity. But with it, there is also a dark side we can't ignore. As an industry, we face complex challenges -- meriting deep discussion, close collaboration, and incredibly innovative solutions to address the vast resource demands of digital transformation.
