Housing Crisis: What's the Real Solution? ?? BC Conservative leader John Rustad is shaking things up with a bold plan to tackle the province's housing crisis—by repealing Bill 44 and letting the private sector take the reins. His argument? It's time to get the government out of the way and cut the red tape that's slowing down housing developments. Rustad believes that private developers can speed up supply, create more affordable housing, and get thousands of projects off the ground—if we just let them. But here's the kicker: Bill 44 was designed to streamline housing projects by updating zoning laws and removing unnecessary public hearings. Rustad sees this as more bureaucracy. He wants builders to have "presumption of compliance"—meaning faster approvals and less oversight. What does this mean for BC? On September 25, 2024, Paul E. Williams, Executive Director of the Center for Public Enterprise, testified before the US Senate Budget Committee about the national affordable housing crisis. While increasing housing stock is essential, I believe that a growing segment of the population in Wicomico County/Salisbury is being priced out of the rental market.?We need to ?advocate for affordable and attainable housing coupled with rent stabilization measures, similar to those in some Maryland counties. It is imperative that local leaders prioritize addressing zoning and land use regulations, streamlining permitting procedures, and easing financing constraints to facilitate housing development.
Our housing shortage is dragging down affordability and growth. In 2024, I signed into law one of the most comprehensive housing packages of any Maryland governor in recent history. But our work isn’t done. I will soon introduce legislation to grow our housing supply.
