Property Manager
About the job
The ideal candidate will be responsible for all operational and expense aspects of properties including budget control and maintenance requests.
Responsibilities
- Managing third party contract services, including issuing RFP’s, negotiating contracts, contract renewals, processing invoices, supervision and termination of third party vendors.
- Monitoring tenant construction activities (including tenant’s compliance with approved plans) and coordinating with RD’s leasing department and tenant representatives, contractors to help facilitate tenant’s construction schedule in order to expedite rent commencement dates.
- Maintain communication with tenants, including handling of tenant complaints, operational issues (e.g. pothole repairs, parking lot lighting outages, etc.).
- Preparing annual expense budgets and preparing explanations of variances to the approved budget.
- Scheduling and overseeing approved capital improvements. Depending on the complexity of the project, you will assist the construction department as needed.
- Scheduling and overseeing landlord’s work for tenant fit-outs. Depending on the complexity of the project, you will assist the construction department as needed.
- Regularly travel to and inspect properties (the portfolio involves both driving and flying to properties).
- Prepare annual property inspection reports.
- Conduct move-in and move-out meetings with tenants.
- Other duties as assigned.
Qualifications
- 5 years of property management experience
- Detail-oriented and strong communication skill
